Am I crazy....

...to think we could be in our first home by September? My partner disagrees.

We are currently renting. We have £15k saved (£11k for 5% deposit on £220,000 house + £4K for fees/moving costs).

Between us, our only debt is one car on finance (four years left) and £200 on a credit card.

He thinks we need more money as it would be impossible on what we have.

Depends on if the bank will lend you the 95%. Does your combined income come to 3/4 times the amount needed?

Do you have any other out goings such as childcare?

If you've got the go ahead on your mortgage, it's easily doable.

My DD started to look (after an inheritance of similar amounts to your savings) and bought her first house within four months. The only issue is if your sellers are waiting in a chain.

@squiglet111 we have childminder costs of around £150 a month. Combined household income of approx. £50k.

Have you checked the affordability calculator to give you a guide if they would lend you the money?

I doubt you would get a mortgage for that amount on that combined income to be honest.

I wouldn't go for a 95% mortgage you'll get more choice of lender and better rates with a 10% deposit or more, are you accounting for legal fees, moving costs, furniture? Like others I think you'll struggle to get a 210k mortgage with a dependent and a very small deposit

I suggest make an appointment with a bank or mortgage advisor to find out how much you can borrow. Then you can work on saving the rest if you need to. We are in the process of buying a house and I just worked out we will be lent 4 times our combined salary. So assuming you can borrow £200k, plus your £11k... You are closer to target... Maybe you can offer less on a property that you want?
