Can I ask advice on...New build and part exchanging your property?

We're going through the process of having the house valued by a building firm and awaiting the results of what the value will be, hopefully within the next week.

We are mainly looking at this for the convenience however, our sized property in our area is very popular and will sell quickly and for what we ask if we did it the normal way. (We would rather not go go down the traditional route though as we need a bit of a smoother ride because we have a severely disabled child and this option, part ex, appeals)

Bit of info...the house is fully built/already carpeted/tiled/kitchen picked etc there no choices to be made or customisations available, so it's just sitting there. They have been offering incentives towards the house but we were told this is not available when part exchanging then we're told there's room for negotiation after we get our valuation.
There are 2 more unsold ones, one the same price as the plot we're interested in but different layout and another larger house 30k more.
Also the one we have interest in, they've already started building the next one like it, but the sales lady admitted she's a little puzzled why this layout hasn't sold (the plot we're interested in is the first of its design all the other designs are selling, we actually really like the layout!)...I've talked to friends and it's because they don't like corner plots...not a problem for us, we currently live on a corner plot and we happen to like it.

I'd like to pick mumsnetter brains on what to expect when this person calls with their valuation offer, do we have room to negotiate? What's ppls best advice?
Obviously we want to get the best deal we can just like anyone else at the end of the day.

We have a new build and a corner plot ( which are the best because you always get more room and parking .. all our houses have been corner plots !!) ...
anyways I woudo see what they offer and just ask if you can negotiate . We were in a similar position , also with a disabled son and I sold my last house privately stating we would have to exchange within 4 weeks but wouldn't move out until the house was ready and it still sold within a week . Why not also chat to an estate agent and see if they can something similar and find the achievable market value and you can then make an informed choice if you can afford it or not ..
I've got a feeling if you p/ex you didn't get the stamp duty paid or something like that so ask that question if they are giving different incentives .

I would recommend you get your house valued independently by an estate agent and be clear on what you want for your current house before you get the call. I

I doubt that the incentives are not available for part exchanging, more that they want to get the most possible out of you, especially if the house is already built as that means they’ve been unsuccessful in selling it so far. If I were you I would be clear on exactly what you want and be prepared to tell them you are walking away (even if you don’t want to). You may be surprised by what you get if they think the sale is at risk.

When we part exchanged we were allowed to chose the 3 agents that valued our house and they went with the highest of the 3.

I then negotiated a further 25k on the purchase. This was partly price, partly stamp duty paid and some upgrades to the house like better fencing and some carpets.

There is always wiggle room depending on how hard you're willing to work. If the sales person hasn't gone away to speak to the boss at least twice, there is more room!

I forgot to add we had previously had our house valued, we were given a quick sale value by the EAs also which was about £5k under what we would actually have put it on for so we were actually happy with that valuation and when we started the part ex experience we were asked what price we wanted for ours, we quoted what we'd want.

They will instruct some agents and offer the average value. If it’s a little short you can always negotiate on the plot - they can give up to 5% of the value of the plot in incentives like paying your stamp duty, flooring etc although agents fees will be taken into account as they will be marketing your property

We part ex changed and were happy with the value. It was about £5/7,000 less than we had previously had it valued at but as we wouldn't be paying estate agents and they paid stamp duty and £1,000 towards legal we were happy. As it happens they sold our house for a £14,000 loss. We couldn't have moved if we sold it that much less.
