Wibu to put house for sale and say looking to complete in 6 months time

The place I want to buy won't be ready until then but I need to have a stc in order to to reserve so wondering is it possible to put mine up for sale with that condition on

I don’t see why you couldn’t as long as your buyer understand that from the get go.

When I was a FTB I would have been happy to have 6 months extra to save with the guarantee of a house I liked at the end of it.

I'd look at a short term let between selling & moving rather than risk sale falling through with delay/buyers bargaining. Plus new builds are often delayed and mortgage offers are normally time limited

This was suggested on two houses we viewed as the sellers were buying a new build. It put me off because I work somewhat in the industry and know that houses often are completed when they say they will and also mortgages are usually (not always) for a six month period only. In saying that, both houses were sold so it seemed to go fine.

I don’t see why not. Six months isn’t long in the scheme of house-selling - even if you put it on the market tomorrow, unless you live in one of the few areas where properties are still snapped up within days at asking price, it’s unlikely you’ll get / accept a satisfactory offer for a few weeks, and it’s usual for conveyancing to take up to 12 weeks - by which point you’re at your six month mark.

When we were helping my sister buy a house we stipulated completion in 6 weeks so I don’t see why you shouldn’t stipulate 6 months. Just be aware it might put some buyers iff

We done similar but said we couldn't move out for 4 months and was very upfront about this from day 1 because we were moving into a new build but half way through the sale, the buyer said they wanted to move in with 3 months left to go so we ended up having to move out and back in with parents for a while otherwise we would have lost the sale and our new house.

One possible problem is that your buyer can hold you to ransom by reducing the price so much nearer the time. That can of course happen at any time but [for example] if there is plenty of time you could have sought another buyer

Thank you for your replies. The reason we don't want to sell and rent in between is we have 2 kids and I don't want to uproot them more than I have to.
