To ask if a 90 square metre 3 bedroom home is small?

DH and I have been looking at houses and have seen a plan of one which hasn't been built yet. It's 90 square metres in total inside and three floors. The ground floor is open plan kitchen and living, first floor two bedrooms and a bathroom and second floor master bedroom and en suite. It's cheap for the area and I'm wondering if that's a particularly small house?

We haven't been to view anything yet and I don't know the square footage of where we live now (rented).

Yes that's small. Many two beds are 90 square metres. Houses are ridiculously small, to call that a 3 bed is ridiculous.

An average 3 bed is 100 to 110 metres, often up to 130 or 140 metres with hallways and landing included.

I wouldn't even view a house with small rooms as you can't do anything except knock rooms together and affect value and extending is expensive.

When sizes got ridiculously small the UK should have voted with their wallet and refused to pay for small houses but we didn't and so big house builders keep building them.

It’s pretty modest but definitely not the smallest 3 bed I’ve seen, regularly see then at 75-80 sqm which I feel is too small. Ours is a modest 98 sqm bungalow with 3 double beds, 1 bathroom, spacious living/dining, smallish kitchen and little utility space. We have lots of great storage though which is key.

It’s even smaller if it’s over three storeys too, as a lot of that space will given over to stairs and landings.

My 2 bed 3.6 metre wide Victorian terrace is 60 sq metres. Both bedrooms are quite big but the front room is more like a snug.

Our 2 bed flats are 70m2 + but they are quite spacious with decent size halls.

It is small but if a long term house you need to consider the space you need now and if it would be possible to extend in the future without using up the whole garden, then it may be worthwhile.

I have seen a lot of houses that size with very long narrow sitting rooms that would be very hard to fit a decent sofa in too.

Housebuilders are greedy, the trend for built in garages underneath bedrooms horrifies me.

I don’t think it’s that small. Ours is about the same meterage. We also have three decent sized bedrooms, separate dining room and living room, big kitchen, large wc room and a medium bathroom. We’ve been here 18 years! At one point we even subdivided some rooms and had 5 bedrooms!

That’s small. My three bed terrace is about 120 sq m and it’s a bit small for us. At least we have separate kitchen diner and living room. Guess that’s where they’ve squished everything in - one living and kitchen space.

There won't be much living space, at that size and you might find yourselves getting on top of each other. Our last house was a 2 bed 2 storey terrace and that was about 80 Square metres. Just the one bathroom and it eventually got cramped for 4 of us.

3 storey houses can be a pita with kids, too.

I'm in a converred Georgian House. My bedroom is huge, the other bedroom is a double and enough space for furniture. Kitchen is pretty small and living room is fine. We have a long narrow hallway. My flat is 64 square. For a house over 3 floor I reckon 90 sounds pretty small.

I live on a new build development and there are some three bedroom (well three and a tiny study) houses that are that size and they are tiny downstairs. They are really good for bedroom and bathroom size.

Our 2 bed is 86m2. It’s spacious enough, with plenty of clever storage, but it is by no means huge. 90m2 sounds tight for a 3 bed. I’d be worried about storage, but if it’s well planned, it might work. You’d have to see it to get a feel for it.

I think a lot is in the layout. We have a four-bed detached that's 110 square metres and the rooms aren't small at all. We have two big bedrooms, one medium bedroom and an office type room. Plus a big dining kitchen and downstairs WC.

We are adding a garage conversion though for a play room as there is only one living room downstairs, and even though it's a decent enough size, I want somewhere to stick all DD's hundreds of toys!

Look at the actual individual room measurements and the usable space you have. Sometimes bigger on paper places actually have awkward layouts or haven't used the space that well so there's actually less liveable space than you might think.

As a perennial right move browser, it seems quite common now for the 'master bedroom' to be so small that you would not have room for a superking bed and still be able to have access to the obligatory en suite. I have seen 2 new builds near me like this only this week - the bathroom door opens into the bedroom and only allows for a 4'6" bed, the bedroom being so small in width.
If you want more space op, look at houses built pre early 60's to mid 70's, (if you want a contemporary type build), rooms are generally much larger.
Show homes are usually furnished with minimal furniture, and a lot of it is deliberately undersized to make the room look bigger.

It’s similar to my 2 bed but it’s a massive two bed and I would say enough for a 3 bed

If you go to view a few houses you’ll get an idea of what room measurements mean in reality. So you’ll know if the bedrooms are very small for instance. I couldn’t tell you how many square metres are house is but what know if rooms were big or small by their measurements.

Do you know the sizes of the rooms? I’m guessing the bedrooms wouldn’t be very big.

My last house was 76ish and that was small. My current one is 130ish and much better. A lot depends on where in the country you are. South east 70-80 is standard for 3 bed

I think the OP would have a very large master bedroom as it would be the whole of the second floor. Baisically the house is the size of a two bedroom house with an added second floor. On my development the families with babies and toddlers find the downstairs small but the ones with older DC like the layout because the children play more in their good sized double bedrooms.

Our 3 bed is 109 and I think is quite a decent size, what would worry me is that your 90 is also over three floors so the downstairs could be absolutely tiny!
