About to put an offer on a house.

Very very dated 70s 3 bed semi but good location in affluent market town.

Asking price is £330k

Would offering £258k be offensive? I've never done this before so AIBU going in at this price? Been on the market a month with no offers.

Any advice would be super helpful on how punchy you can go on asking prices.

last property nearby sold was last year for £290k but was redeveloped and nothing needed doing. One before that was £265k two years ago I'm lovable condition

Sounds very overpriced, and your £258k offer more in the right ballpark and may even be still too much. Some people are delusional about how much their property is worth. Whether or not the owners find your offer offensive, or if it is a certain percentage below the asking price is irrelevant.

What's more important is what it's worth to you and how it compares with similar properties recently sold. Someone needing a mortgage might not even be able to pay anywhere near the £330k as the valuation might come in much lower than that.
