Help! House choice

Hi All,
I have put an offer in on this property www.zoopla.co.uk/property-history/31-cefn-adda-close/newport/np20-3dr/50536839 it is really lovely but the kitchen is tiny and can't be extended due to the staircase.
Initially I was buying and keeping my current property however since putting in this offer I have sold my current property meaning my affordability is quite increased and this dream home has come up for sale - www.rightmove.co.uk/property-for-sale/property-82587194.html

My thinking is the dream home really is the forever home.
🙈it's a lot of money, to not be sure..

Being from Newport, number 1 is a huge amount of money to be in Maesglas.

Both houses are nice (number 1 you could realistically have the front door open into the kitchen if you knock out the walls going into the hall and make it bigger that way by the looks of it?)

Smile Smile Smile I think its going to be house 2!! My current house is quite grey actually Smile - www.rightmove.co.uk/property-for-sale/property-76085635.html the new house is quite an upgrade!!

No financial stretch, with my house sold I bring 110k into the pot and could top this up with 30-40k if required.

2 is much nicer! The living area and on of the bedrooms in 1 look very narrow.

Number 1 does have a nice hot tub though.

Check flood risk on house 2. I'm not very familiar with Wales, but from what I found on Google I'd be worried if I lived at house 2.

I don't think house 1 is that bad really either.
