Aibu to ask for house buying advice

Specifically price related.

We are moving to Brighton. Need a 3-4 bed family home and have viewed several recently. We offered 405k on a 450k 3 bed semi (Brighton - house prices are insane). Got flat out refused without counter offer. It has been on the market for 9 months...

Never mind, we found another one for 450k, 4 beds this time. We really like it but how low do we go? Houses seem to be on for months as a rule which leads me to think they are overpriced, but sellers don't seem too happy to accept less. This particular one has only been on for a month and I want to toe the fine line between not overpaying but not pissing the seller off either... won't post link sorry Grin similar ones in and around the same street vary from 385k (though these tend to not be as nice/need some work doing) to 570k which is laughable really...

Our situation: have to sell our own house (priced to sell, we don't want to mess about) which has only just gone on the market, and we have a mortgage agreement in principle.

Help!

No one knows ALL the factors. You can only consider those which are readily available. In any case, try a quick google and speak to some estate agents and you'll find that the majority doesn't have your viewpoint. But hey, stupid right? Wink

Anyway looks like the sellers agree with you and not with Sushiroller and me - hence why they're not selling.

seagulls it's good to know that as soon as I have bought a house in Brighton I will be the authority on the matter and I can tell everyone who thinks differently they are arrogant and ignorant Smile. You realise lots of estate agents disagree with you right? Don't worry though - little chance of seeing me, I hang around with nice people Wink.

They would make loads of money still. It is clearly overpriced so 'cheeky' offers are warranted.

And they’re having to pay “loads more” for the house they’re buying. If they paid £20k 40 years ago, do you think you should get it for £45k because they’d make loads of money?

You asked for advice. Tbh the advice was really obvious, but people gave it anyway. You decided you didn’t like it and have been posting increasingly erratic arsey posts wver since. You’re the one who doesn’t seem to know how much to offer on a house and has done barely any research, I think you did bloody well to get 4 pages of advice

You do know that Zoopla Previous sold prices are not always accurate don’t you?

We’re currently in a dispute with Zoopla and land registry because they have the price we paid for our house 6.5k lower than we actually paid. Don’t just take that for granted!

Alsohuman I don't think that no. 405k is a realistic price going by what has sold recently in the street and the state it's in. If they don't want to sell it for a realistic price then that's fine, as lots of PP have pointed out, houses that aren't realistically priced don't sell. It's obviously not the house for me.

Passthecherrycoke point out any arsy posts that weren't in response to another arsy post please.

The loads of money (which I guess was badly worded) was in reference to the fact that I would understand that if someone offered less than what they paid for it they wouldn't want to sell.

Another one saying don't base your ideas on Zoopla. They seem to use algorithms that may work in a high turnover area with lots of similar houses - so there are realistic recent price comparisons. What Z is not good at is individual properties, properties in areas where no one's sold for 10 years, or any local information eg recent crime spike, local planning indicating reduction of parking or planned developments. they estimated my home at 25% less than its eventual sale price.

Yes it is annoying and also you can’t trust their estimate on property value. We have just had our house valued this week at around 180k. Zoopla think it’s worth 165k. So you really need to base it more off what the local houses are currently on the market for. 10% off the asking price is so low when that makes it a 45k difference. 10-15k off is more realistic but honestly most properties seem to be going for near their asking price around us in Warwickshire.
