We moved to a new place a few. Months ago and basically it wasn't really for for purpose.. But this wasn't noticed on viewing.
The agents were absolutely useless.
The LL is lovely and wanted to come meet us. Look at the work and apologise for the state it was let in, the agent said it was fine.
He told the agent he would sort the repairs. However because the repairs were quoted thro the guy the agent uses.. This time round he had to use him. Fair enough

Now I'm no trades person but the workmanship is very very bad. If I tried to explain you wouldn't belive it.. I have all photos of before and after. He's asked for pics for a snag list however they are more than snags.. As in skirting overlap frames. Lino cut too short. Sealant with gaps. All sorts.
I don't want to come across as ungrateful as I appreciate he's had stress same as we did with this move.
I'm just so gutted. I've spent a week in for all this.. Guy not turning up yesterday etc after paying childcare to get dd out his hair and he'd have to have door open so was cold I doors.

I love the house but I feel so gutted with it all.
I've taken pics and edited labels on with the issue

One massive example.. Half a door frame missing. A relative had some spare so said may as well. Use.. Workman said its too wide. (would of needed 1cm trimmed off the side of light switch) so instead used some 2nd hand beading type wood and slapped one side and the top on.. No proper joins and a 5mm gap all down one side and said I can filler it!

I would add pics but would be massively put of order to the LL and like I say he's a nice guy but I know he's also fed up with issues.. ( so far a water leak, a boiler issue and a leaking toilet)

Yes LL needs to be informed ASAP.

PlanDeRaccordement · 15/11/2019 16:29

You can unwind a lease if repairs promised are not completed to a good standard. This means you can get out of your tenancy agreement and find a new place without penalty. Contact Shelter for advice.

It's not that we want to move. The location etc is all fine.
However the LL wasn't aware of the issues when it was let.. He left it all to the agents he was paying ( big nationwide firm)

He's doing his best but I don't want to come across as being picky. Buy for eg, if I have say a new door frame. It should be ready to prime and gloss etc.. Not have 1cm of filler needed. Levelling, sanding etc to make it look anything decent.
Im hoping he gets wherr I'm coming from

It's not really your issue other than to invite the LL round to inspect the work for himself.

44PumpLane · 15/11/2019 17:05

Write to your landlord and let them know.

If you want to be meek about it say that you appreciate they have had the work done in a timely manner and you are only telling them as you want to ensure they get what they pay for and you feel that the work has been done to a poor standard.

If the landlord is decent they will come and look and then go after the workman who has done such a shoddy job.

If the landlord is crap then you'll soon find out enabling you to make an informed decision as to whether you want to stay.

Mrsfrumble · 15/11/2019 17:12

If the LL is half decent they’ll realise that shitty workmanship will affect the value of the property, either in future rental yields or if they want to sell.

We had this problem in the last flat we rented; letting agent sent a cowboy to fit new bathroom cabinets. They did such a poor job; I guessed the owners were fairly discerning as the flat was nicely fitted out when we moved in, and so I knew they’d be horrified with the results. Fortunately the agents saw sense and had the work redone.

I think you need to take the view that you’re helping the LL in the long term by insisting on some quality control!

MsChatterbox · 15/11/2019 17:24

I would word it like "Hi. The work has been completed now. I don't think you would be very happy with the quality. Would you like to come over and take a look?"

OnTheFenceWithMostViews · 15/11/2019 17:34

So I text and he asked for pics

Attched to pics I said please don't think were being fussy or ungrateful but I think the pics speak for themselves.. He's seen and 2 blue ticks.. But no reply as yet but he's prob travelling from work.

He was decent when we met and I did say in the message give us a call. When you want to look so we can make sure we're here.

He did say previously any future repairs to go direct to him not agent. And with the leak we did and he had it done within 24hrs same with boiler pressure issue.
.
Now I'm prob bias but my brother is a handyman type. Person and can put his hand to anything.. And always astounding results.. Does lots for very wealthy people with show homes.. Now obviously I wouldn't expect that. Its an older house so there will be defects. But hoping in future hell let my brother do it
He's also decent in we wanted to re tile the kitchen and happy to pay for it and my bro do the work. He's asked how much to re imburse. But we don't want him to as this was a choice of ours not a repair or massive need. We're not unreasonable in the slightest and hope he sees that
