To put VERY low offer on house?

Seen a house we really like - great location, good size! It needs a lot of work (though all cosmetic - new carpets,paint throughout, new kitchen...)

It's advertised as POA (price on asking? Price on arrangement?) Though I expect they r looking for around 520k AT LEAST.

We can only afford 420k

AIBU to view it and offer 420 on the off chance of a miracle?

Or is that just rude and insulting?

Sorry for the slow response .. to all those asking what the asking price is - it is 'POA' and listed on rightmove at around the 520/550 mark (comparing to the house just above and just below it).

I don't get all this emotive stuff about offering on houses.

Well yes - but he emotive stuff makes a difference to some people. We would not have sold to a buy-to-letter for example. Although we paid above asking price for our current house - we were out bid buy a cash buyer, but the seller sold to us because they wanted a family to live in it.

Some people care about their homes and do care who the buyers are ...

I can well believe someone not doing anything to the place for 30 years it is quite common.
Your place though didn’t have to be rewired with all the mess that entails (including skimming the walls after.
You never can tell with wallpaper in an older house.
I have taken wallpaper off and the plaster has come to,

You probably didn’t have to replumb and this sounds like it probably needs a new boiler.

£30,000 for cosmetic work and kitchen and bathroom but start with everything else, taking a walk down to make the kitchen bigger and add in something for your inconvenience and bidding £100k under what you think the house is worth if it was move in ready is a sensible way to go.

Wouldn’t say a low offer is a bad thing. After all, all they can say is no.
But I would be EXTREMELY hesitant to offer on a house with no extra to invest in doing it up.

you do realise that, just as sellers lie about the reason why they are selling, many people lie about why they want to purchase the property?

Thirty years is quite a lot less than 70 - or at least it was when I went to school.
