I just had a quote and it is WAY more than I was expecting, particularly as the guy was v enthusiastic about our garage as an extension has been built on top of it already so some of the work to do with the walls has apparently been done so it would be a 'very straightforward job' apparently.

It's a single garage, in excellent condition as it's a new build under 10 years old, etc. No moving of boiler or gas stuff, no bathrooms, kitchens. We just want a bog standard room.

I was expecting 10k or under as that's what other people I've spoken to have paid. The quote he gave was rough as he needed to go away and draw stuff but was anywhere between 20-30k. Am I just on another planet?!

Ours was about £3k. We had to pay separately to have a new roof to bring it up to building regs. This was part of a bigger building project though and added on as an extra.

Have you got more then one quote? If not then do that.
Best to ask friends for recommendations too.

We have just had one done and it cost 6k. However our garage was tiny, not big enough for a car. I was shocked at the cost of that in comparison to the cost of the rest of our extension.

I should add we already have an extension over the garage so it was really just a case of taking out the garage doors, building a small wall, putting a window in and some rendering on the outside, knocking a doorway through into the hall, and then the plastering, flooring etc.

@Babyroobs Yes that is exactly the same as our situation as we also have a fairly new extension on top of the garage. Hmm. Hopefully I'll get some cheaper quotes Confused

Mine was 9K. Internal garage, large for a single garage.

Ours was around the 10k Mark but we knew the guys that did it and trusted them not to rip us off.

To add ours was also a large internal garage, bigger than a single one but not quite a double.

As a construction manager i can tell you that 10K is a little high, whoever gave you the original quote was trying his luck. i often have quote come in for a job like yours anywhere between £5K-£17K, Unless you live in central London get more quotes, also if your husband knows anything about construction supply all materials yourself.

Thanks! Not in central London - semi-rural north-east Scotland, so quite the opposite! DP is fairly handy but more in the 'very competent DIYer' category so probably more useful for later in the process.

This quote was from one of the larger companies so I did expect it would be on the higher end, but wanted to get a range from different providers. But it was a lot higher than I had expected. We had hoped to get a small utility room extension too, which I know will cost a lot more, but I dread to think what he'll come back with for that Grin Probably more than the value of the house...

I built this office on the end of our house for my wife over the summer. I'm lucky to be a stay at home dad (I've just taken a step back from Construction Management to trade online so I be with my DD everyday) the cost was £12Kish. £7K on brick-block work and roof (GRP), £2k on the foundations and floor slab, £500 on electric. I dug the foundations, installed the floor slab, insulated the ceiling, plaster boarded then plastered the walls also 1st fixed the plumbing and elec. £700 went to building control and £600 on skips. i live in the South East. If your DH can do some of the work i would be surprised if its over £6K

Wow that was a ridiculously cheeky quote! I guess he either doesn't need the work or he's a rip off merchant.

NE of Scotland is funny though, trying to get a decent honest tradesman is like looking for a needle in a haystack.

That's nuts. Ours was a separate garage but similar work required. Come in at €6k but bought materials ourselves n then got different guys to do it, rang door/window company ourselves. Motorbike what did u do for heating? We've mega insulation done so room warm but will need something for winter now thinking a small electric wall heater be enough.

I installed an extra rad, just T of the rad in the living room. You can get some pretty good elec heaters now, i would go that route.
