To buy a 1 bedroom house with two children

Looking at buying a rather small house with 1 bedroom as it has the potential to convert it into 2, possibly 3 with an attic conversion.

It would save us a lot of money per month with such a small mortgage but am I underestimating this?

Anyone with experience living in a partly renovated house with kids?!

I think it could be wonderful! While it would be mayhem for a while during the renovation time - definitely worth seeing if you can stay elsewhere such as short term let or parents during that time.

Before going ahead with any changes in the house - I'm constantly moving/changing/redecorating, I tend to draw it out as I imagine it. There's always a way and so long as you're smart with the space you have afterward, your idea has great potential. If DH is already skilled in bespoke staircases, and you get the go-ahead to be able to convert the loft then why not! Either bunk beds or a high bed for each DC would be great to increase storage space. High beds give you the opportunity to put custom wardrobes in underneath for kids (good old IKEA and DIY) until the loft has been converted and one or both DC move to that space....

I've got the whole thing planned out already - let us know if you go ahead and need ideas for decorating/furniture to utilise space and we can help you transform it in to a whole new house!! I say go ahead, it'll be great fun!

I rented a large 1 bedroom flat. My bedroom could easily be split into two.

The problem with one bed flats is that the bathroom and kitchen is usually small to reflect one person. So even if you add bedrooms, your kitchen and bathroom will stay the same size.

It doesn't need to be big - just flow well and be well planned. Tiny spaces can work just as well as big ones, you just need to be imaginative.

I think it would be too cramped. I'm an only child and my family home was a bit bigger than that, and even then we were super cramped. Having a small bedroom as a child is fine if there is somewhere else for them to play (big enough lounge etc) but I think the whole family would be right on top of each other in this house you're describing esp in the communal rooms.

Yes @kateandme that was my old house, dream home and completely impractical but I loved it. We would not have fit 2 singles in the second bedroom and there wasn't the height for bunks.

Now the kids share a 14ft 9ish × 9ish room with high sleepers that have furniture under. They each have a small section of floor space and a toy box.

Our room is 15.5ft x 14ft9
The lounge is 14ft9 square this place feels doable for now, but in the near future we will need to split a bedroom at the least, but more likely move to a bigger place.

I suggest you move all essential lounge furniture into a 10ft square and see how you could even all sit together. Imagine eating. Where is your dining table? Can you walk round the coffee table?
