To ask about buying property in Wembley area of London?

Hi all,

I’m a first-time buyer and am looking at buying a property in the next few months.

I’ve been looking all over London and Wembley seems to be a good option, especially because of its transport links.

I’m renting in another area of Brent at the moment and have heard/seen that the borough is going through quite a lot of regeneration - partly due to Wembley stadium and due to having Crossrail near it in future.

What do you all think about Wembley as a place to buy/live in? It seems really well located and connected, and like an up-and-coming area.

you’d get much better value for money a little further out eg Watford

That's not even in London, and it's total crap, Watford makes Wembley look like Mayfair. I got mugged in Watford on Google streeview!

Wembley is expensive because it’s convenient in terms of amenities for professional Indian and Pakistani migrants and their families, many of whom are cash buyers and / or premium renters. If you want to buy you have to move really fast but for families it’s considered good place to live. After Crossrail it will get even more expensive to live there (there will be routes to Canary Wharf) so if you want to move do it now.

Wembley is nowhere near Crossrail.

OP, I can find you an area. How about somewhere with trains going into Victoria?

I can see some houses coming up within 1/2mile of Crystal Palace station. Good spot if you’re young and into going out (Crystal Palace Triangle). There’s a very nice park too.

If you wanted a lot more for your money, I can recommend my neck of the woods, Sutton (largish town centre, family area with top schools, amazing if you’re sporty/outdoorsy) Also Carshalton Village (picturesque and villagey).

If you want to be on the tube, you’d definitely get something in Morden. There’s a fab park but you’d probably go out elsewhere (easy for Wimbledon, Balham and Clapham).

I’d also say that if you’re hoping to make money, then Crossrail premiums have generally happened everywhere. The market is stagnant. If you want to increase the size of a property and then sell on, aim for an area that families want to live in.
