To think my house buyer is wrong?? Help!

Name change for this as completely outing.

We moved house 7 months ago. Between accepting our buyers offer and actually completing the sale, our boiler packed in. We obviously had it fixed, all seemed well. Now 7 months down the line, the buyer has contacted me to say the boiler has broken again, this time it needs replaced and I will be hearing from her lawyer! According to her I didn't have it repaired properly.

She obviously thinks that there is liability on my part to pay for if she is going to involve her lawyer. Is she right? We have savings but obviously did not count on paying £2/3k for a boiler for a house we don't even own anymore!

We're in England if that helps.

She also should not be contacting you!

This is true, but she may have spoken to her solicitor, been told "no chance" and is now trying it on directly

There's nothing for OP to worry about anyway, but especially not as she had the job done by a proper engineer and declared it … if the thing was about to fail completely a professional would almost certainly have said so

I received a small claims court date from the buyer of my house claiming a similar type item was broken several months after moving. They claimed we hadn’t serviced it etc (we had and got records).

It took over a year and a lot of time and expense to address. It was allowed to go to court and we had to submit extensive papers to defend and in the end they didn’t show up.

I doubt the plumber gave you a 7 month warranty when he fixed it. So why does she think she can expect you to pay repairs 7 months later. Could be a totally different fault and even if it is the same it was working for several months. Who's to say they haven't caused it since. They must havd used it when they moved in during winter so it's not like they can say we just put the heating on for the first time and it won't work. Their an idiot but if they want to waste money being told by their solicitor tough s**t let them.

Honestly OP I'd just respond to her pointing out to her that your responsibilities were more than covered, as she will find out from a solicitor if and when she pursues it, and tell her you won't be soliciting contact from her again, that she doesn't have permission to utilise your contact details for this purpose so you will be blocking the address, and her doing do is not appropriate, let alone to make threats of unfounded legal action. But that's me!

Boilers break all he time
I had a new one fittted last year, cost almost £3k. It broke down within 6 months.
