Block of flats. Freeholder arranges buildings insurance only. Contents the responsibility of flat owners and not compulsory.
Upstairs flat (owned not rented) has no contents insurance and, due to limited property and financial means, no plans to purchase.
Investigating contents for my own flat but seem to be some gaps that can't be addressed - eg flooding from flat above due to leaving tap on and blocked overflow. Freeholder buildings policy would only cover structural eg ceilings, walls and not contents. Personal contents including accidental damage would only cover escape of water from own flat eg burst pipe while on holiday - this seems to be standard across insurers.
From what I can see, something like escape of water due to flat above wouldn't be covered at all in this situation? I understand I could sue for negligence (if it even applies) but realistically (1) advised negligence can be hard to prove and (2) if flat owner is of limited means with little equity it might be pointless.
Obviously I'm not hoping to be in this position but trying to get my head around whether it is even possible to insure against it!
