Aibu to think my buyer should contact me now they've had the survey for 48 hours?

I just want to know if it's going ahead or not. It's currently ssc and I'm not taking any more viewings but I think they've had long enough to get back in touch with me.

YABU, OP. If there is a problem they will raise it through the solicitor, no news is good news.

The buyers have no reason to contact you unless the survey showed something and they want to renegotiate the price.

It'll probably be quiet for a week or two now while their solicitors get the searches, wait for the mortgage offer and raise enquires.

This is your fault for not going through an estate agent and don't know the expectations, no they shouldn't have contacted you, there's no reason to, I've never spoken to anyone after receiving my survey, why would I? I would only contact the estate agent and solicitor if there was an issue and I wanted to no longer proceed.

I've sold a house three times before. I know the process.

It's because I've been in contact with the buyer via email and knew when she got the report. I've still got viewing requests coming through and I've declined them, but unless she's ready to press ahead I'm shooting myself in the foot.

I'm not sure you do know the process. Either that or anxiety is getting to you. She's no reason to contact you if she's happy with the survey, most people wouldn't.

I am unsure why you think she's not ready to press ahead? Normal process should occur. And this doesn't include a requirement for a courtesy call or email about the survey.

DP and I brought our house with Purple Bricks and were in fairly consistent contact but we never got hold of the seller when we got the report. It's handled by the solicitors, if there are any issues they'll get hold of you like a PP said.

Well your process sounds completely different to any I've experienced, are you in England? If she's made an offer and you've accepted, assume all is going ahead as normal unless you hear otherwise

Just be patient. The person we bought off came across as a right arse when he pestered us about the survey.

If there are concerns that may effect the price they're willing to pay or what have you, you'll be contacted. Our survey raised a few minor-ish issues, we needed to spend some time discussing the implications and looking into potential costs.

Sorry I should have given more background, we've been emailing almost daily and the last email was her saying she'll get it tomorrow and then if all ok searches will be ordered.

Now nothing.

No there's no problems with it as far as I know, other than you'd expect and I've prewarned but the last survey was 8 years ago. So now I'm worried something has occurred in that time

Yes if you’ve been in daily contact (why?) then if there was a problem I’m sure she would have contacted you.
Hate Purple Bricks - it would put me off even viewing a place.

It should be the conveyancer/solicitor updating you about searches, not the buyer. Daily emails from/to the buyer sounds over the top to me.

Ok now I feel guilty, she had gone quiet as her daughter was involved in an RTA. Searches have been ordered and all is fine for the house sale

To the poster moaning about purple bricks you still have someone doing the viewings if you want. If the choice of agency puts you off a viewing then you probably didn't like it much to start with!

48 hours is nothing, getting the survey is one thing but then it has to be reviewed and then the findings passed on. Yours wont be the only house they're dealing with either.

After a week I would hurry things along.

We moved last year (bought and sold) and I ruled out viewing any property that was being sold via Purplebricks, Ewe Move, et cetera, even though some of them were exactly what we were looking for.

Some are still on the market now - I think a lot of people feel the same way.

By being immediately personally insulting, you've kind of proved my point.

Having reputable local estate agents involved with the sale/purchase means that there are professionals dealing with the whole process. Not a call centre hundreds of miles away that's only interested in signing up more properties to sell, and not having to deal with rude, irrational vendors/buyers directly.

It meant I had a physical office I could visit (ours/our buyers'/our vendors' agents) if necessary, and that there were professionals liaising with solicitors, surveyors, buyers, and vendors, and taking lots of that burden off us.

What strikes me as foolish is spending hundreds of thousands of pounds on a property but penny pinching when it comes to paying professionals to support throughout the process.

I know lots of other people who won't deal with PB etc., and those are the signs i see sitting outside properties for months on end.

We sold our property within a couple of weeks and found the perfect house at a great price, which I'm sitting in now, so there was nothing 'foolish' about it. I'd make the same decision again (although I hope to never move again).

I don't think it really does, for many people at all.

Online agencies have really caused the high street ones to slash their fees.

Good news for anyone who uses a proper estate agent then.

I have no idea, beyond anecdotal discussion with friends, how many people won't deal with Purplebricks etc. I do know that they have been ripped to shreds on Watchdog, by the ASA, etc. for appalling business practices and misleading advertising.

It's also shocking that they charge sellers a fee even if the property doesn't sell. They have literally no incentive to do a good job.
