I have sold my house and I'm buying another one

There is no chain, as I'm selling to an investor, and buying from an investor. So the only person moving is me. Everything is in place to exchange, and my solicitor wants to exchange and complete on Monday.

Is this normal ? I always thought it had to be a week between exchange and completion. (Not complaining though as the process has dragged on for months so we're more than ready!)

My concern is that if anything goes wrong on the day, we've booked a removal van and arranged for furniture to be delivered and it will be hassle

My vendors were pushing for this, I flat out refused and insisted on a week between (and was the bad guy for it).
Then, on exchange day, my buyer went AWOL. For the whole weekend.
No money, no contact, no exchange. They finally got back in contact on the following Monday (no apology or explanation!), we exchanged and were able to complete at the end of the week.
It was really bloody stressful - but it wasn't as stressful as it would have been if I and everyone else in the chain had got that phonecall as the removal men were loading the last of our possessions into a van. We would have all been stuck with double removal fees, wasted time off work, incorrectly dated postal redirections etc - and absolutely no comeback on the buyer, as nothing was legally binding until after the exchange.

We did in March, we sold our old house and we're buying a new build. Because we were using the money from our sale to pay the deposit on our purchase we couldn't exchange until the day they both went through.

All went through fine, sale was done for 10am, purchase at 2pm (luckily managed to convince the site manage to give us the keys to start floor fitting). I read previous threads on here and was worrying about it but there was no need.

hartof when we (finally!) exchanged our buyer paid a deposit but this was "passed up the chain" so everyone else could exchange without paying anything until completion later in the week.
Is that not allowed with new builds? That's interesting, I hadn't realised that!

I have. Its really stressful so I wouldn't recommend it unless you are not paying for removals. Good luck. Flowers

Yes. Exchanged on sale the week before. We had packed up the day before and stiff had gone off ( 3 miles away)

For purchase the 2 solicitors were in the same building. We went in1st thing as did the vendors. Chatted in the waiting room. Signed and exchanged.

Went for a coffee. The solicitors completed on the sale and then the purchase. We wandered back to the solicitors and they confirmed it was all done.

That said at 9pm they were still not moved out- but we got there in the end. Removal people bought the stuff the next day.

4 weeks from 1st viewing to moving in and they took 4 days to accept the asking price offer.

@PaulinesPenStash it was ok in the end - I'd bought the buyer a bottle of prosecco and a new home card in which I'd written handy things like neighbours names, bin day etc.
I binned the card and drank the prosecco Grin

We did. Helped by us living in rented so we were outside the chain and didn't need to move on the same day.

We did this a couple of months ago (with two days notice, it was confirmed on the Wednesday that we’d exchange and complete that Friday!). I wouldn’t do it again, we only agreed as I was 36 weeks pregnant and we wanted to move before the baby arrived.

@AwkwardPaws27 The deposit our buyer was putting on our house was a lot less than the deposit we were putting on the new house. It's something we hadn't thought of before starting the process as all our money was in the old house.

We did. Both were chain free, and as ftb we were too naive to realise that you didn't do that so pushed for it. All went brilliantly well and we were in super quick

It's really common, I used to work as a conveyancing secretary! It's mostly when people buy and sell as they don't have the deposit for exchange until they've sold!

Don't stress, you can ask for exchange a week earlier if you like!

Just exchanged and completed on the house we've sold ...currently sitting in a house that no longer belongs to us, waiting for instructions on what to do next 🤦‍♀️😩

Don’t panic: your solicitor will have sent the money up the chain. Once your seller’s solicitor confirms receipt to the estate agents (or sellers in the absence of agents) they keys of your new place will be released to you.

I did. Wasn't a problem apart from my buyer was desperate to get in the house and we didn't complete until about 2 in the afternoon. My solicitor told me not to let any of his belongings in or give him a key until completion. But it was a lovely day and it all went in the garden.
