Rent and guarantor

Posting for traffic,

I have been in my property for 7 years, when I moved in I needed a guarantor, when I re-sign every year, the guarantor needs to also, Anyway, My guarantor is no longer available and I have no one else to ask, What do/can I do? I have never missed rent, and I earn a lot more now then I did when I first moved in. Will the agency make me find someone? Will they evict me? Will they make me pay some sort of fee to cover this? Any advice will be gratefully received. Thanks

I don't think the agency will just waive the need for guarantor because you've been there for 7 years.

Ring them and talk to them! Ask them what their requirements are for income, you may now meet them.

If your credit reference is good & you earn a lot more, I don't see why you would need a guarantor. Perhaps the agents need to look at the numbers again and if they don't work, contact the landlord. I wouldn't not renew to a long standing tenant who has never been late with the rent.

Guarantors are usually for those with no/bad credit or low income.

If you now dont fall in to those categories you probably dont need one any more

Echoing what Notwiththeseknees said. Speak to the agency and keep in mind you have a strong case for dropping The guarantor

Thanks everyone, I will speak to them, I only needed guarantor due to very low earnings. i was working PT earning £400 a month, I now earn just over double that which still isn't a great deal, I'm just worried they will either evict me or charge me some sort of fee, If they feel I need a guarantor, can they refuse to renew the tenancy?

Yes, they can chose not to renew without a guarantor.
I'd speak with them as soon as possible, to find out what their threshold is, so you can make plans

Contact Shelter. If the worst came to the worst, I think it would be extremely difficult to get a section 21 to evict you as you have always paid the rent. That is a long way down the line though.

So, speak to agent first, then if they are unhelpful, contact the landlord directly.
You may have to pay a small indemnity if the landlord has insurance and you don't fit the criteria exactly.

There is a FB page called Beat the Bailiffs who are a bit more radical who could advise, but I wouldn't recommend that just yet as you don't want your name linked in that group if the LL does a Google search.

Also, might be a good idea to make sure all your social media is squeaky clean!
