Is it unreasonable to askto re view a property? Total views would be 4 times

Hi all,

My house survey has come back with a few bits and bobs some Id like to see for myself and see if I can fix myself or whether it would be too advanced.

I’ve viewed the house twice already,

Once a proper look around, and a 2nd time to look at the garden.

I would like to have a look at the window ledges and a few other things that have come up in the survey and I’d like to look.

It’s currently rented, I’d also like to have look at it again before exchange to make sure it’s been left in a decent state.

So in total that would be 4 times which seems a bit much. Aibu

YABU, it is still the tenant's home and they have a right to quiet enjoyment of it right up until they move out. You could certainly ask but they're under no obligation to allow it.

Absolutely not, you’re making the biggest investment you’ve ever made. View as much as you need. It’s ok people telling you what they think is reasonable, but it’s not their money.

When we sold our last house the buyer must have come round half a dozen times, on one occasion she was there two hours!

You can only ask , personally I would say no for the reasons you have stated here but after exchange would happily let someone measure for curtains / blinds / flooring etc .

I think 4 times is excessive. It is someone's home if you like it enough to put an offer in and have it accepted then I font see why you would need a further 2 visits.

Four times isn't excessive when you consider the cost of the house! It's crazy really that people buy without seeing a house more than once.

Go ahead and ask. If I were the tenant I would say no, though, and the owner can't force it.

No, although you probably will start to frustrate people and they will be worried that you're a time waster.

If you do, perhaps give the people that live there a bottle of wine or a box of chocolates and thank them for all the times you've disturbed them.

You can ask. We viewed multiple times our last move and our buyer was the same. It's a lot of money, and I always think it's good as a vendor to keep buyers happy.

I think given it is tenanted 4 times is a bit much, unless you can view when nobody is there (eg if they are out at work all day). If you won’t be disturbing anyone then go for it.

I think the survey issue would be a reasonable request, but not the one to check the tenants have left it in a reasonable state. That’s for the current owners to take care of.

Our vendor was perfectly happy with MANY viewings, for measuring, third party surveys, etc and they were even kind enough to host a welcome party in the house we were buying for us to meet the neighbours before we completed. Depends on how serious you appear to want it also I think.

We’re (hopefully) just about to move. Our buyers have looked around 4 times so far. It’s a hassle but I dare-not say no...

I think you can ask but if I was the owner I'd be running out of patience by the fourth visit request and I'd be anticipating further jiggery pokery. I might conclude that you weren't terribly serious or committed.

I've bought all my houses on one or two viewings and they've all needed something doing. I just work it out once I move in. As long as it's got a roof, isn't rotting from the ground up and not downwind of a sewage processing plant I'm fairly laissez faire about it.

What's on the survey that you need to see yourself, rather than just judge from the report and/or get a quote in?

Which is fine but in this situation its not the vendors being inconvenienced its the poor family who are already losing their rented home. They will have already endured multiple viewings when it was on the market and now you are asking to check on the condition they are leaving it in it does sound very intrusive.

But the owner isn't living in the house, tenants are living in the house.

YABU, especially since it's rented out. It's probably already stressful enough for the tenant knowing that they're losing their home and you want FOUR viewings?! One final viewing just before exchange should be enough. Surely the window ledges can wait until then?! It's not normal to have a survey done then want to go and look yourself at what was raised in the survey unless something came up which might be a dealbreaker...and even then. You sound like hard work.

I would never NOT view a house just before exchange!

Ideally I would do the measuring and check a few details at the same time. 2 viewings before an offer, 2 viewings after is not too outrageous but don't start to piss of the vendor. It's never a good idea when they still have access to the house until you buy it.

At least tell them about measuring and so on, which is a reasonable and common request.

It’s par for the course for the buyer of a previously tenanted house to do a final look round before completion.

I think you’ll be best leaving it there, OP. Surveys are notorious for painting the worst possible picture, by the way.

I think both your planned subsequent viewings are unreasonable, tbh, especially since it's not even the owner who would be inconvenienced, but their tenant who has nothing to benefit from. On the first, it's sometimes okay to look at potential issues if you want to get quotes from builders and so on, but the things you describe really seem small enough to wait. And on the second, so what if it isn't left in great condition? You check that when you get possession, but you don't get to go in before the sale goes through.

I think you're being massively cheeky.

Yes I thought it was a bit much tbh,

The 2nd time I didn’t go in the property just in the garden, the estate agent told me the boundary sides wrong and needed to check whose side the bushes were on.

The fourth time would be after the tenant has moved out. So for them the disruption would be twice. Although they were aware of my presence in the garden.

I rent so overt very aware of not wanted to cause too much stress

That’s really interesting as the solicitor told me were possible they don’t exchange contracts until a final viewing has been made.
