AIBU to tell the landlord to do one?

A bit of background: me, dp and dd (18 months) rent a two bed house, when we moved in it needed a lot doing, so we painted and wallpapered and made it look nice and liveable.

The laminate floors downstairs were shredded and the carpets upstairs were torn up at the edges. When we were in the process of signing, I asked if these could be replaced when we moved. The agency asked the landlord, and he said maybe when he had a few month's rent in, as the property had been vacant, so he needed a bit of cashflow to do it. Fair enough, I thought.

(He also had booked in the trees to get felled though, but we asked to leave them, so he saved a bit of cash there!)

We've been here a year now and have replaced the laminate like for like out of our own pocket, as the baby was crawling all over the broken edges. It's time to renew the contract and I asked for the carpets to be replaced. Landlord asked if we would go halfies. We said no as we've done the laminate. He said would we pay for the fitting?

He had someone out to get a carpet quote and the guy said he's been here a few years ago to re-stretch the carpets as they were starting to tear at the edges even then!

I would really like to tell him to do one!

We're saving for a house deposit and living in a draughty house with single paned wooden windows and no loft insulation so its freezing in the winter.

Is he obliged to replace the carpets? Or amibu to tell him to sod off?

Remember he gets to keep the carpets when you leave so basically you’re giving him money to make his house more desirable to future tenants. He is definitely the CF here and he should definitely replace. My old landlord was like this but our problem was to do with getting electric shocks on the light pull in the bathroom so don’t hold your breath re a carpet. We own now and love it, hope it happens for you soon.

you need advice from Shelter

the carpets, if they are ripped at the edges, are potentially dangerous as you could trip, imagine if you fell holding your baby.

But you really need to talk to Shelter, they deal with this all the time. on here all you'll get is a lot of bad advice from landlord lovers and haters alike!

Tell your LL to do one. It's his responsibility to replace floors and carpets. No way should you have borne the cost of replacing the laminate as he gets to keep it and benefit from it for future tenants. With regard to the carpets, you can't force the LL to replace them unless they're dangerous and likely to cause an accident. If you're not happy with the condition, but they're not bad enough to force replacement, then you're better off not signing a new lease and finding somewhere else.

Travis1 definitely not a baragin! We pay more than the double glazed newly renovated but identical house two doors down, we moved to be closer to family and work and we're a bit loathe to pay moving costs again when we're saving for a deposit

MadameButterface that's what I thought- dd stopped her night feeds about when we moved, so I didn't have to worry about tripping in the night but shes running around herself now it's only a matter of time

I'll post a pic when I get home, I think they're dangerous but maybe it's because I'm sick of it hah

He should pay. If he evicted you your money would be gone.
