Landlord question

I have lived in my home for 6 years as of last week..... how come after 6 years my landlord suddenly wants a energy rating doing? There wasnt one done when I moved in, he does the bare minimum repair wise, he a bit of a dodgy landlord tbf.... 2 years ago I had no boiler at all for 4/5 months... the only reason I got one was because i threatened him with court action and i had one by the end of the weekend (a couple weeks later he was in the papers for leaving families with no heating) so hes not exactly a great landlord so I dont know why all of a sudden he wants it doing? Any landlords out there know of any new rules or something that would make him do this or is he planning on selling up or something and just hasnt told me yet.

I think you can't rent a place if it's less than an E (?) rating so that's probably why

I had one done a few weeks ago. It's a legal requirement to sell a property. Fortunately my landlady is selling to me.

I think it could be either because he needs it to continue renting it, or he's selling. I'm not sure we can tell you for certain, sorry.

Are you due a new tenancy? Tenancy agreements now need the EPC attached.

New rules mean that all tenanted properties have to meet minimum EPC rating. All existing tenancies have to have this in place by 2020, new tenancies have to meet them now. There’s a fine of about £5000 if landlords don’t meet this requirement.
Besides that he should fix a broken boiler within 24 hours if it means you are without heat and hot water. If you ask him twice and he still doesn’t do anything you can report him to your councils environmental health department. Don’t wait so long next time.

Not due a new tenancy for a couple months.... I was hoping he would consider selling to me eventually but I'm not in the predicament for a mortgage for another 12/18 months. So hopefully I'm just worrying about nothing and hes just doin it because hes not had it done
