To use half of your garden to build a house, would you?
House is end of terrace, so would make it a terraced house.

What's the value of your house now, as a semi-detached?

Are there other terraced houses in your street? If so what's the value of them?

You can always speak to an estate agent to ask what you should charge.

No. It would devalue my house way more than that, and the house they built would be worth a lot - they could definitely pay more!

Well, for how long and what for exactly?

To turn the living room and spare bedroom into a storage space for two years (don't really use either much): sure.

To have the kitchen and my bedroom or use the unused space as a makeshift recording studio: hell, no!

Depends where you live. Some areas that would be alot, others no where near enough. Can you speak to some agents to find out how much your house is worth now and how much as a terrace with smaller garden.

It would have to be a very small house in my case.

But even if I had enough garden, no I wouldn't. But I suppose it depends how much you value your garden and how desperately you want the money. Sounds like an awful lot of upheaval and inconvenience for not that much reward. Imagine the mess.

Would tacking another house onto a terrace row be allowed anyway?

What is the value of the land? How much would it devalue the property? Have you shopped around and asked developers if they would be interested?

What is likelihood of pp? Access? Every so often we get speculative letters about our garden , but it would be no good without several neighbours agreeing too and one allowing access, then pp.

No. Going from semi to terraced will devalue your house and you'll have to live through it being a building site.

Do your research. It might be that you can make more money just getting planning permission for the second house yourselves and then selling yours with planning permission. Or if your garden is that big planning permission for a large extension to yours.

Absolutely not. I'd consider selling the whole thing with planning permission to add the new house but the end terrace and plot size are probably your best selling points.

Why not build it yourself if there is an actual possibility that you'll get planning permission.

You'd potentially have noise coming from both sides, plus no access to your back garden except through the house.
Who's offering this £50K? A builder/property developer? Family member?
If it's their first offer, refuse it. And the second/ third etc...

No. unless i was selling and didn't think this would affect my sale.

a friend of mine had a large garden flat with a huge garden and it was end of terrace - she was offered plans for this but she had a young DC (2 years old) at the time and was planning to move to a house nearby.

She refused mostly down to the planning application kerfuffle and building works entailed.

No.

You will de-value your house as end of terrace.
You will de-value your house by reducing the garden by a third
You won't get £50k net by the time you have paid your lawyer and all costs etc. Changing the deeds, the land registry.

Is your house mortgaged? They would need to give permission and you are essentially selling what they have a charge over - so they will likely refuse or charge you a big fat fee.

£50k is nothing!!! I've been offered £800k to sell my semi detached property (alongside my neighbour selling theirs for the same amount) so they can develop it into flats.

Unless house prices are very low in your area, it doesn't seem worth it.
