Selling home, price?

Following on from recent threads I’ve seen on here lately, I need some advice from knowledgable bods on property.
I have a three bed semi currently marketed at 190000.
Needs some updating but nothing major, as in bedrooms could do with redecorating and recarpeting, but an expensive kitchen fitted five years ago still in good condition. Bathroom tiled and renewed two years ago. Structurally sound (as far as I’m aware) no issues with roof etc.
Boiler is getting on a bit, ten years old, but still working reliably.
It has been on the market six months, and with no offers We dropped the price to 190000 from 195000 two months ago.

Finally received an offer yesterday, for 178000.
I think I would accept around this, perhaps pushing for around 180000, so 10k lower than current asking price, based on the fact we have had little interest so far.
Dp wishes to hold out, and is adamant someone will come along with a higher offer.
Nothing has been sold in the last year that is really comparable, as there was one property in our street that went for 170000 over a year ago, but this was in a very bad state of repair, having been empty for a long time.
Aibu to hastily accept, or is dh not being realistic?

Depends...have u found somewhere you like? If so can you afford it on the offer you have on your house? If yes to both of those questions I would accept the offer.

If no maybe hold out

It would be much more comfortable for us to get closer to 190000 I must admit.
But there’s been no interest so far, it feels like it will never happen.
Feedback has been vague. Just nice house but not for us etc.
No issues re parking or anything like that.

The market was s very stagnant in most places - has been for sometime. I would see if you can get their offer up a bit and go for it.

Go back with 185 and go down to 182 if you need to. It's in the agents interest to get the most they can.

It’s not in the agents interests to get as much money as they can. Their percentage on 190k vs 182k is negligible, the sales negotiators is even lower. They want volume churn in this market.

The issue with taking £179 is that if the surveys throw up something the buyer will want even more money off.

I would go back at £185, accept £182 and then let them knock that £3k off later taking you to £179

Yes I was thinking about surveys, the roof is ok as far as I’m aware (but I’ve never looked that closely either)! And you never know what a survey may throw up.
Think I will tell dp we are going back at 185000 before we loose the buyer!
I think expecting the full asking price these days is dreaming!

It's amazing how quickly things change. My friends were house hunting 3 years ago and couldnt get anything because houses were all selling for over the asking price! Sometimes houses would sell (or at least be under offer) before they even managed to put the pictures on right move! How things have changed:(

I think it depends on your area. We are in the the North West and have just accepted an asking price offer on our house after 3 weeks on the market. We are struggling to find somewhere to put an offer in as other homes in the wider local area are also selling very quickly.

When we bought our current house around 8 years ago, it was on at £190k and had been on the market for 2 years. We offered £170k as it needed work (full redecoration, kitchen, bathroom, new windows, new guttering etc) and we didn't feel the asking price reflected this. There was some negotiation and we eventually agreed on £181k. However the survey highlighted some other issues, so at that point we renegotiated back down to £176k.

So if you know there may be things that might crop up in the survey, you might want to factor that into the price you accept now.

It's not always true about houses not going for above asking. When our new home went on the market we put in an offer 15k over. Our final offer was 40k above and we live in the North West!
