DWP morons

I received a large amount of compensation, bought a house, and was told I could claim contributions ESA and rent out the house as long as I inform them of the income, and this accountant, saying he doesn't believe I would be entitled to anything if I am getting rental income, I felt he was like saying I was lying, according to esa people on phone, as long as I tell them about income yearly sending prove from accountant, they won't be no issues as contributions based you can have a lot of savings and partner earning up to £100,000

But can't find anything on rental income?

It has been known esa phone line and what actually happens is different, I thought renting it out would be better than empty?

Income you don’t need ESA now surely?

It counts as income does rent.

Can you go online? Entitled to?

Shouldn't impact contributions based esa. The only thing that does that is occupational pensions.

Would impact income based esa.

'new style' esa which is also contribution based also doesn't take into account other earnings.

But I believe you can only receive the contribution based ones for a year.

The rent I would get after expenses is £400

Esa contributions is £440 month

So £880 month.

It is less than if I was on income ESA

Yup. The idea of cont based benefit (originally) is you've paid national insurance for it, so it's yours regardless of your other income or assets - for a limited period, in this case a year.

(of course, in reality national insurance is just another tax, not a separate pot as such, but by contributing, you have effectively 'bought' twelve months of unemployment insurance in the form of being able to claim esa)

Thats odd.

On income based, the rental income would be taken into account.

On contribution based, it wouldn't, but for contribution based you normally need to have been employed or self employed in the last two to three years. Are you definitely going on to contribution based?

If you have been on income based for 3/4 years you won't be able to switch to contribution based now.

Ok OP, you are on income based ESA, you have just been given a property that you intend to rent out. Where do you live now? How do you pay for it?

Was it compensation from an injury claim?

If so were you advised in relation to being able to have the money in a Trust so it's not counted as your assets by DWP?

I have informed dwp from day one of the money, and they recommend I transfer to contributions?

You can't transfer to contribution based. You have to have worked, contributed if you like.
