Budget is 400k, it's 20k below that. Gorgeous area with brilliant primary and secondary. The next LA over has grammar schools which I really like the idea of and despite different LEA they take kids from this village. DH would be commuting into Manchester and we are moving from London. I've been look at this house and have absolutley fallen in love. I love the quirkiness and almost European look on the outside. The inside is a little dated but we will have 20k to sort that out. However DH isn't keen. He describes it as looking "odd" an since we are moving to a village he desires a more "cottagey" home away from a new build estate and adores this:

It's a lot cheaper but also we'd be sacrificng an extra bedroom. We have 2 DD's 1 DS and baby boy on way so it's probably be 2 DC's in each room eventually. And also my choice house looks a lot more spacious. I'd just like to hear an outside perspective on it. We're still early on so haven't looked at many houses but focusing on these 2 for now as which ever we prefer will also set the stage for future ones to look at that are similar. TIA

I’d go for space with 4 kids

It won’t be long before you have 6 big kids wanting their own rooms and stuff to do in their doorstep

You’ll be itching to move in a few years!

We moved area for space and it was so worth it

I live in a 4/5 bed townhouse with the Lounge on 1st floor, moved in when I was 37 weeks pregnant, baby is now 1 and have a 14 year old and another baby on way.
I hate it! It does not work for us at all.
We spent a fortune on it, bespoke fitted wardrobes, all new bathrooms. Painted and new carpets etc and it’s been on market since jan. everyone who sees it says they love the decor it’s the layout and all I can do is agree whilst we miss out on loads of houses we have liked!
I would personally steer clear of townhouse with a non traditional layout , I.e lounge and kitchen on ground floor.

Don't buy the one on Higher Lane, (DH choice) it's a really busy road and would be a hazard with little ones running about.

I'm not from Lymm, but I spent my teenage years there, am only up the road in Warrington now and still have family in the area Smile

The thought of your husbands house with four teenagers and you two in it makes me feel ill! Not enough space - your house is lovely in comparison.

However, depending on budget I think you need to keep looking and maybe widen your search distance.... some of the recommendation houses are stunning in comparison

We went first to Warrington and we were very happy there and then we had reason to go further out to Frodsham several year ago and are also very happy there too!

Lymm is fine but other areas are good too!

Sale is technically Cheshire. It's under Greater Manchester for councils, police etc but the address is technically Sale, Cheshire. You are also far more likely to get into Trafford grammars in sale than in Lymm. They may take pupils from Lymm but they'd be way down the list as it is not in the catchment. Trafford LEA are quite strict about this given they are the only LEA in the area with grammars.

Have you had a look at the Altrincham/Hale/Bowdon area. Pricey but such a lovely area with lots to do, plus a short commute into Manchester central. I know you were asking about the house, but just in case you hadn't set your heart on Lymm!

I live in Urmston. It's okay but the people who live there are quite parochial and it can be a little bit boring. Urmston has attracted quite a few people who can't afford Didsbury and Chorlton recently and judging by the glum faces of these people they appear to wish they were in Chorlton or Didsbury!!

I think Altrincham would be a good shout for your budget. Hale is out of reach budget wise, but close by is the Stamford Park area which is nice and very popular with families and has good local schools (Trafford). £400k will get you a nice Victorian Terrace.

Altrincham is enjoying a bit of a renaissance currently. Nearby Urmston seems to have been 'on the up' for a few years but now it is Altrincham's turn, so it might be a good time to buy. There is also a Metro Tram from Altrincham, with trams running to Manchester every 10 minutes. There is also a bus station and train station.

Beautiful Dunham Massey is only a couple of minutes away also, which is a great place for go for a walk, watch the deer and grab a spot of lunch.

I can't really be doing with the 'upside down house' layout of #1 and I think they can be hard to sell on, too, because some many people aren't keen on them. Although otherwise for a modern house, the room sizes aren't bad, but I would be concerned about its onward salebility.

#2 has more character, but is definitely too small.

I think you want to find something with the space of #1 but in a more conventional layout.

I think your husband’s suggestion is too small but I agree the layout of yours is odd - not sure how I would feel about the kitchen on the first floor and bedroom on the ground floor.

I live in urmston and it's most certainly not to be avoided, great schools, good bars and restaurants, good transport links, easy access to Manchester and Trafford Centre for shopping

Nothing wrong with Flixton either, especially the village where I am, some gorgeous houses up there, parks, train station. I'm more Flixton end, I rent as I can't afford to buy here.

Flixton and Davyhulme are also classed as urmston,

As 1 of 4 I'd say go for more space. I had to share with my sister and hated it (and still don't get on with her). The only saving grace being space downstairs for me to have a desk/my own little hobby space.

You would have to hope for very nice and very quiet neighbours in both of those houses.

I would run a mile from a new build terrace property like the first one. The walls will be thin and you will hear everything on both sides.

For £400k surely you could find something f detached near Manchester?

No way would I live in house number 1. The garden is too small for the house and it's too Brookside Close for me.

If house number 2 is too small, then I agree with PP, you need to change locations to get something bigger and better value. Much nicer house by absolutely miles in terms of charm.
