To ask if you're a structural engineer/have property conversion knowledge

Considering offering on a house with the floor plan attached (Well, I hope it attaches).

Whether we could convert the garage and knock through that thick wall at the kitchen is kind of vital though.

It's an old property (1900) with stone exterior and the back third of the property (garage, wc, and above) was a fairly recent extension.

And for bonus points, is there anywhere the looks suitable for a staircase to the loft/attic as it's huge.

(We'll need to offer on Monday to be in with a chance so don't have the time to speak to a professional sadly. Any wisdom much appreciated).

I dont see why you cant open the kitchen up to the garage. As for the stairs looks like you could go up where the entrance and cupboard is to the master bedroom?

It will be possible- our house has been extended to the back and what was the original outer wall has been opened out into the extension. There is however a square archway marking where the original wall was- I presume there is a big steel beam or something inside there to hold the rest of the house up.

I have no idea how much it would cost though, it was already done when we moved in.

I can tell you it cost us about £3k to have a patio door fitted to an brick/breeze block external cavity wall, that included the cost of fitting a lintel, plus the door and a few bits of tidying up, plastering etc.
