Hi,

We've told the letting agency that viewings can take place on Tuesdays and Thursdays between 2-5.

If there is no notice of a viewing obviously we would carry on with our day and plans. My annoyance is that today at 1030 they said they wanted a viewing at 230 but I still require notice even with the set days because of there is not a booked viewing I carry on about my life!

Am I wrong for not allowing the viewing? 24hrs notice should still be the minimum, no?

I wouldn't allow it, unless its no inconvenience or bother. 24 hours notice should be given, so you can say no.

thefairyfellersmasterstroke · 25/04/2019 10:52

YABU

Having set those times, you should make yourself available regardlesss of the notice given. It's only four hours out of the week so it's hardly going to put a crimp on your life.

Brakebackcyclebot · 25/04/2019 10:52

Don't the agents have a key so that they can get in if you are out? Giving them a key means you can carry on with your life. They have given you notice of a viewing in the time slot you gave them.

How badly do you want to sell your house?

I hate it when the owner is there when I view a house. It is very hard to really look, and to discuss anything with my DH and ask questions of the agent when the owner is there.

PlainSpeakingStraightTalking · 25/04/2019 10:54

Depends how desperately you want to sell. Most peopel see past mess.

no, I think you've told them when viewings can happen, so I don't think they should have to inform you of each viewing. They are sticking to the parameters you have set.

CustardCreamLover · 25/04/2019 10:57

To PP saying about selling, OP has written letting agency in her post so clearly not selling!

Yes I would expect 24 hours notice even with those times you've given them. As long as you've made it clear that those aren't 'free' times, just the times you are available if they give you notice.

Ohyesiam · 25/04/2019 10:59

If you want to sell badly, be available. If you’re not Ina hurry ask for 24 hours notice.

Ashparo12 · 25/04/2019 11:00

Sorry I should have made it clear that I'm renting this particular home... have also not allowed agency to have a key as in a profiled position and will NOT allow anyone to the property without someone from my team being present which would always be made available if they had given advanced notice.

Don't feel I should have to stay home and wait around on those days if they don't let me know in advance there's a viewing. I'm also not in today anyhow. But I don't want to be defensive about it if I'm in the wrong.

You offered the times. Give them a key and let the agent do the viewing.

PinkHeart5914 · 25/04/2019 11:05

You told them between 2-5, they have reasonably arranged a viewing for 2:30 so what is the actually issue here? it’s within the hours YOU gave

Kamma89 · 25/04/2019 11:06

Legally they are required to give 24 hours notice & you have ultimate control and can refuse entry to anyone, even if you've previously given permission & have now changed your mind.

However, the times you've given them are quite restrictive, lots of people wont be able to view during working hours midweek. In this particular case I'd try to be a bit flexible.

Blondieg · 25/04/2019 11:27

Depends on how quickly you want it let.
Your being quite restrictive with the days and times.
Good luck x

acomingin · 25/04/2019 11:30

You gave them a day and time and they have conformed to it. You should be there for them.

Ashparo12 · 25/04/2019 11:31

Thanks all

Legally they are required to give you 24 hours notice, but from their point of view, there's no harm in asking if the viewing can take place at short notice.

It's fine for you to say it's not convenient if it's not...
