Quick ask - please break this down into basic English!

I know this is going to sound daft but the more I read it the less it makes sense & the more my brain jumbles it all up!

It means the landlord won’t be a dickhead for the sake of it.

It means that you should not to whatever it is without the landlord's permission, but don't worry about this because the landlord will almost certainly give you that permission.

It means the landlord will usually give consent.
I guess in context it means you can't do something without the landlord agreeing.

It means you need the landlord’s consent to do X, but the the landlord can only refuse to give you consent if they have a valid reason for it. They can’t just say no for the sake of it.

which will not be unreasonably withheld landlord will say yes unless there's a significant problem.

Without the landlord saying you can. He won’t say no unless it’s really important.

E.g. you can’t fix things to the wall unless he says so. He will say yes to a picture. He will say no to a sawn in half mini.

Right. There's something you can't do without the Landlord's consent. So, whatever it is, you have to ask for his consent (say you wanted to redecorate).

But the landlord cannot unreasonably withhold his consent. In other words, he'd need a good reason for withholding (not giving) his consent. He can't just say no without a reason.

Thank you Smile I thought as much but then I was almost thinking too much into it & it all just became a muddled mess inside my messy brain!

We've always had dogs but currently don't as where we rent (I thought) didn't allow pets. We've just been offered to rehome a dog who would be perfect for our family & our 2 year old DS already adores her. I think I may give the estate agents a call tomorrow Smile
