To think tenants aren't aware of the effect the section 21 ban will have?

Another win for tenants... No more no fault evictions. Or is it a case of be careful what you wish for?

An unintended consequence of this will likely be more section 8 notices if a landlord needs to remove a tenant. Section 8 notices usually are accompanied by a CCJ if they are successful and due to rent arrears. Currently most landlords use section 21 to save the hassle of court and the tenant doesnt get a CCJ.

Good landlords simply don't evict good tenants for no reason. It doesn't make sense. With the tenant fee bans it makes even less sense to remove tenants and then have to fork out again to refresh the property, re reference new tenants, advertise etc.

In 90%of cases tenancies are ended by the tenant and in only 2% are they revenge evictions. Landlords will be more worried than ever to let to higher risk tenants so may just sell up, losing houses from the rental market. Local authorities don't have enough housing to re home people and so this will likely cause more homeless.

Can nobody else see that banning section 21 will likely lead to more suffering, not less!

@Homefireburn1ng and my point is we all have to start somewhere. A house is one of the very basics we all need if £22,000 is what you’ve got then that’s where you start. It can and will get better

You could easily buy on a 22k wage in my area too. There's stuff available cheaper but here for example, is a house in my home city, in a quiet area, ex council so new electrics, etc, looks like the current owners have done a fair bit to it. I used to live in a house the same layout, and it's very spacious for a 2 bedroomed. 5% deposit would mean you could move in there for about 3.5k, and that mortgage would be about £300 a month at a guess. I think that's affordable for every working person.

You wouldn't buy on a £22k salary and a 5% deposit in this area. The cheapest I can find is tiny studio, completely open plan, a repossession that has been trashed and not even that would be affordable.

swingofthings, you are privileged, get over it. You were privileged to be able to study, you are privileged to play benevolent lady of the manor, PRIVILEGED.

We're not rich LL types now, but we're better off than we were. I am now remarkably PRIVILEGED compared to when we were selling things to buy formula and being fucked over by a shite LL who no doubt felt he was doing us a favour.
