To ask you about Wembley?

Me and my partner thinking of perhaps move there. The reasons:

  • easy commute to London (I think however do tell me if you think otherwise)
  • my partner travels with his work, Heathrow is 30min ish away
  • on our budget we can have a house with garden and parking

Young professionals with no kids so schools are not an issue however I'm sure a good school helps if want to resell.

Any advice/thoughts would be appreciated! X

Depends which part of Wembley
Wembley central is awful, alperton a dive , wembley park and preston is nicer.
Schools are not the best. The travel time to Heathrow is very much dependent on traffic by car.
You maybe better of stretching to harrow

Rickmansworth, Croxley Green, Pinner, some parts of Uxbridge are all miles & miles nicer than Wembley, easy commute to London & on top of Heathrow 😀

I lived in Neasden most my life (which is next to Wembley) but moved to Cambridgeshire when we had our second child. I wouldn't move back for anything, and I certainly wouldn't live in Wembley.

If you do decide to move there, make sure you have a social life that takes you away from that shithole 7 days if the week, and don't have anything expensive or sentimental in your house as it will inevitably be burgled. And budget for a hotel every time there is a sporting event at the stadium, unless you enjoy being abused by drunken 'fans' and don't mind watching men piss in the street.

The Met line is horrendous but the train into Marylebone is OK.

Funny that we are planning to move from Cambs to outskirts of London. 😂🙄😳
Any nice outskirts areas of London that's easy ish commute to London. Heathrow within an hour away. Budget is 500k

St Albans
Shops bars eats in reach but a great train line and less than an hour to Heathrow on a good run.

Doable on 500k.

I’ve lived in Ickenham, in between Ruislip and Uxbridge for over 30 years. Close to Heathrow, 20 minutes on tube/bus, probably 30 mins drive in car, depends on the time of day.

3 tube lines into London within a mile. Good schools, junior and secondary. Semi detached houses near to the underground go for around £500,000.

I don’t know the Wembly area that well, only go there occasionally for concerts, but judging what others have said, it doesn’t sound great. Harrow used to be nice but there seems to be a lot more gang/knife crime there recently. Maybe not all of that area but definitely in certain parts.

It really depends on your budget and what you are looking for. I know west and north west London very well. Harrow is a big borough and has very nice and not very nice bits, and the prices vary loads too.

Eg. Harrow Weald, Kenton, Rayners Lane - not great but you can get a house under 500k.

Pinner, Stanmore , Northwood, Moor Park - all lovely but you will end up paying 750k for a 3 bed semi...

Avoid Wembley, Harrow Weald, South Harrow, Rayners Lane- always in the local news for stabbing etc. Most recent was a few days ago. Eastcote is going downhill but Ruislip, Ickenham and Pinner are lovely. Avoid Hayes and West Drayton- the house prices are cheap but you won’t want to leave your house.

If you both need to get to Heathrow, look at places west of the airport as transport will be better, or anywhere on the Piccadilly line.

It’s not a nice place and the traffic on stadium event days is horrendous. I go to the outlets a fair bit for running gear and I wouldn’t move there personally.

Very high crime rate too- including the recent student stabbings. North Wembley and Wembley Central are awful too.
