Tenant Damage

Tenant moved in, when moving, sofa came through french doors at back,
Tenant brother and dad, have knocked one of french doors out
Leaving massive Hole.

Whole new french doors required?

Who is responsible?

Friend who landlord feels it up to tenant to pay, as they caused damages!

is she BU?

It's the tenant's fault clearly! The difficulty is that it's probably quite expensive. If the tenant had used a removal company, that would have covered the cost on its insurance. Can the landlord claim on its insurance with the tenant paying the excess (and possibly also an increase in premium?)

Hardly sounds accidental. Tenant is liable for damage caused by those they invite into the house.

The tenant would have to pay but not for the cost of new doors; they would only need to pay a contribution towards new ones. Landlords are not entitled to betterment.

I think it's one of those things when you're a landlord. Get your insurance to cover it, tenants pay the excess.

If you make them pay they may do a substandard job.

Unless the landlord was overseeing the whole thing and assured them it would fit through or something then it's all the tenant's issue surely? What does the contract say about damage to the property caused by the tenant?

Not accidental in sense they deliberately forced it through even if it broke the doors.

How can you knock a door out? French doors are wooden doors with wooden surrounds and glass panels- is that what you mean?

Seems hard to see how they can't be repaired

Landlord is not entitled to a better door but is entitled to a new one if old one is smashed to bits. Or repair and refitting of the old one, if feasible.

She had 4 companies over -and all are saying the frame is shattered!

If she’s got half decent insurance (3 guesses what I do for a living) then she should have accidental damage cover included (this would be deemed accidental damage). She might find that it comes with a heavy excess though.

How is the frame shattered? That seems excessive from a single impact (or did they keep bashing it) was there already a weakness in the wood?

Smashing a door frame to require total replacement is beyond fair wear and tear and is damage. The tenant is responsible for damage and should pay.
