Landlord just turning up

Is this normal or aibu? This morning the electrician that our landlord uses turned up at 9.15 to fix a light that wasn't broken. He did something similar a few weeks ago.

We are all still in bed, three teenagers and me and dh.

We knew nothing about this visit.

It's not normal and YANBU.

You have a right to quiet enjoyment of the property which means that if work needs to be done the landlord should contact you to arrange a time that is convenient.

He is not allowed to show up unannounced and he is not allowed to let himself in no matter how much notice he gives, unless it's an emergency (e.g., gas leak).

Are you with an agency or is it a private rental?

Agency technically but the LL lives in same street so we know them well.

You're the tenants. It's your home. You have to know about any people turning up. If something needs fixing then you get in touch and make an appointment for time which suits you. They can't send people round for no reason without your knowledge ffs. I would address this and knock it on the head.

Terrible! You should have at least 24 hours notice and give your permission. Are you comfortable enough to bring it up with your LL?

It's really terrible some LL do this. It's against your contract and it would be unlawful for him to enter without your expressed permission.

It's a breach on all levels, legally and morally.

You must give your landlord access to the property to inspect it or carry out repairs. Your landlord has to give you at least 24 hours’ notice and visit at a reasonable time of day, unless it’s an emergency and they need immediate access.

Even with 24hrs notice you do not have to give access if it's not convenient to you.

It's not the first time he has just turned up so I am definitely going to ring up the LL later on. I felt so uncomfortable in my pyjamas, the house was a mess as I work all week and Saturdays are my housework day. The electrician also makes comments, he would have pointed out the mess.

Why did he turn up if nothing was broken? Was he confused?

And you didn't have to let him in, problem or not

I didn't let him in, my ds did, first thing I knew of it was him drilling in the bathroom. He turned up a few weeks ago and looked at the shower and the fuse box.

Loads of them do this, I've had random work men walk into my bedroom at 7am and things go missing. Fucking joke. Thats the mentality instilled in a lot of that sort now though, renters are 'inferior'.

I would check the LL actually gave him keys or if it's the same person who keeps turning up has he made himself a copy? This could be sinister.

My landlord does this. Asks our neighbour to do jobs in the garden. I get a text 10 monutes before to say neighbour will be in the garden this morning can you out the extension lead out. Then feel like i cant be in rhe garden

Neighbour also then spends minimum 4 hours in my garden doing said stupid job that doesnt need doing

As a landlord we always leave the trades people to liaise with the tenant for a mutually suitable day/time. This is awful.

I still haven't called to complain but I will tomorrow.

Reading these makes me realise how wrong it is, we've just put up with it. I've been called to come home for our boiler to be serviced with an hours notice.

Good advice Disastrous glad i didn't ring this morning when I was fuming, I didn't want to cause a rift so I left it and as the day went on I lost my nerve.

I will email them tomorrow.

Be firm. Say "We will not be allowing access without notice. We are happy to allow access when needed but only with at least 48 hours" Our agency gives us 2 weeks notice!

Any issues which need tradesmen are arranged by us...if something needs servicing, the agency write and tell us 2 weeks before. They ask us what would be a convenient day and time....they don't tell us.

You've already been given good advice here but just thought I'd chime in - YANBU at all. This is outrageous. As DisastrousBee said you don't need to kick off but you must still say something. They aren't allowed to do that.

Also, aside from it being unlawful, I would be very worried about random people turning up. How do you know the landlord sent him? It could be someone dodgy.

@PregnantSea They always send the same electrician so no issue with that bit. And the gas engineers who service the boiler have always been the same people. And are actually really apologetic about the short notice.

I suppose it's a case of if we have always done it this way then it won't ever change.
