Realistically how much does it cost?

I don't mean deposits as obviously that depends.

But what about solicitors fees, surveys etc etc etc.

I paid 1500 for solicitors, but got 700 as a cashback from a bank. Survey vary in prices according to how deep in you want them to go and which area you are in.
300 for my broker. Worth every penny.

legal fees are about £1k ish plus VAT
Searches are £300
mortgage lender survey range from about £200 for a basic drive by valuation up £1k for full structural survey.

Don't forget sdlt and estate agent fees.

Stamp duty can be the biggest extra but I think there is still a free stamp duty offer for first time buyers.

Estate agents costs only apply to the seller of a property.

Don't forget removals, we paid £1,000 for a two bed flat without a packing service.

I'd say budget about £2k for all the various fees, you should end up with some change from that but if things end up being complicated then you have some reserve.

So say I had 2.5k (in addition to a saved deposit), would this roughly cover any legal and associated costs I would accrue through the process?

We did help to buy so only needed 5% deposit which worked out to be 9 grand. We ended up paying 11ish all in, with the housing developer paying the stamp duty

We’re just about the exhange contracts in our next house. We have paid £800 estate agent fees £1600 for conveyancing for buying and selling including £300 home buyers report and electrical test. £350 mortgage broker fee worth every penny as have sorted us a great mortgage out. So yes I would yes 2.5k should be enough to cover what you need

Oh yeah stamp duty too. That was included in £1600 solicitor fee

We are only looking at about 100k so I don't think stamp duty applies?

Moneysavingsexpert.com has a whole mortgage section that goes through everything you need to think about, what costs you have to pay etc. Have just had an offer accepted and am finding it very helpful!

We paid £2017 which included legal fees, searches etc, £375 broker fee and £500 stamp duty.
We also got £500 cashback from the bank. Would definitely say get a broker as they are worth their weight in gold!
