Looking for pockets of nice roads in East London

Hi there. My husband and I are looking for a Victorian house in east London but with a budget of 475k we are struggling to find anything decent. We currently live in leyton just off francis road and we like our road. I’d love to get your suggestions of specific streets or areas to look at which still has affordable property. I’ve given up on leyton and Leytonstone as houses in the nicer roads are way beyond our budget. Looking at some roads in forest hate by Wanstead flats but even there seems to be too high now. Any similar pockets you would recommend?

I don't know what areas you want , or if it has to be East London, but parts of Deptford have streets with lovely terrace houses . Not sure of the cost though . I think its Zone 2 (perhaps 3) . SE8.
Not far from Greenwich Park, Greenwich Town Centre and the River, market and NMM among other things . Also not far from the O2 .

Forget north of mile end road as suggested earlier (tredegar sq etc...). Take a look at just South of the station there's a small conservation area called ropery street. I know it's not important for you but incidentally, there's a very good school that isn't listed anywhere as it's twinned with one in bethnal green so always listed there instead of ropery street, called Bonner Mile End.

Houses are mainly Victorian. Streets are leafy, just behind tower Hamlets cemetery park which is the only forest in inner London and is 14 acres.

It's much cheaper than its surrounding areas. Not sure why possibly sue to it's supposed lack of schools.

We've lived here for several years and can honestly say it's great. Great transport links, 5 mins walk to Mile End which is on Central, district and h&c lines. Surrounded by the cemetery and mile end park and leisure centre. A short walk to Victoria park, some good local shops on burdett road and near the canal.

Take a look. There's some houses for sale for just over your budget and some bang on.

You should look at Plaistow and Upton Park, as you can still find nice pockets within your budget. I ve been seeing quite a few young couples moving to the area. Bits like Harold Road (near Upton Park st) or Turnmash Lane/Boundary Road in south Plaistow, have lovely houses, leafy streets and are surprising well connected with District and Hammersmith lines-zone 3. My partner and I have been living in the area for 4 plus years and loving it. It’s safe, quiet and neighbourly. There’s street markets, a festival in the summer, a few nice places to eat and new cafes are opening. We can get to work (Whitechapel and Monument) within 30 min.
Sure, bits are still rough and ready. But things are changing. And you get lots of good stuff that you don’t get anywhere else for this budget, not in zone 3 anyway.. give it a try!

You’ll find lots of Victorian houses in South Woodford/woodford green, it is a relatively nice area esp if comparing to Leyton, manor park, ilford but affordability depends on how big a place you are looking for

The Central Park area of East Ham. Its actually quite nice with a mix of people, but is much more middle class than any of the other surrounding areas.

You might get an ex-Local authority house in or around Mile End for half a million if you’re lucky.

Hi everyone, I know this thread is a little old but thought there might be some advice still available!

We are a young professional couple with a budget of £400k. No kids, but probably on the horizon. Looking for a 2-3 bed period house with a garden if possible. Very much want to stay in London, as parents are North & South so we'd be 'in the middle' travel wise.

We're looking at Watford, Some parts of Bushey, Barking, Plaistow, East Ham, Manor Park

We'd happily live in any of the above listed areas as they've all pretty much got massive potential and that excites us. Our question is, what are the recommended roads that we should be looking at?

My friend just sold a flat on Francis Road and bought a lovely house for that budget in Highams Park. You will not likely find a Victorian house in east London for your budget, sorry.
