To ask if you could make this a home for a family?

For financial reasons this is down sizing.

There’s no utility
There’s no garage (extra which I don’t have)
There would be a sunroom

Please don’t flame me, I live in an area where houses are generally larger, but could kitchen work be maximised to make use of the space? Any ideas?

I’m really worried about storage.

Could this work for a family of 4?

Garden quite small too.

To ask if you could make this a home for a family?

I would say yes with the sun room added - how old are the kids? Bedrooms will be a squeeze but two bathrooms will help

I would be worried about storage too! Where are you supposed to keep
Stuff?! Kitchen cupboards look limited and all bedrooms are tiny.

Yes that could work. I would prefer more space and an extra bathroom but if that house was what we could afford, it would be fine.

A lot of people live in a much smaller house.

My main worry would be a lack of stoat age built into the house so try to be clever when choosing furniture and try to find provers won hidden storage.

Yes, with the optional sunroom as a 2nd living space.
I grew up in a house smaller than that (3 bed, no ensuite), wveryone kept their own belongings in their bedroom.
It didn’t feel small or cramped at the time.

Of course! Maybe put a decent size shed in garden for some storage. Get the loft boarded so you can store there too (and a decent loft ladder. There are lots of ideas for space saving/storage on the internet.

I mean, we’re a family of five in a smaller house and no garden, plenty of families live in flats?

If you’re downsizing then you need to clear out really really well.

It looks absolutely fine, it has more bedrooms than you need and several living spaces.

Yes still at planning stage

Total square footage is 1200 (slightly over)

Box bedroom would be all built in storage/dressing room idea

That is way way bigger than my house and squish in 3 kids and my dp! Storage is our issue (no garage either) so we’re saving for a shed. We’ve a three bed but the smallest room is presently used as a storage room. Depending on how many kids you have and ages that looks very doable. The outside storage lockers (big enough to fit a 2 wheelie bins in) are a godsend

Depending on the age of the children I'd be inclined to keep bedroom 4 as a playroom and swap every now and agin with a selection to be kept downstairs.

Do you need the downstairs cloakroom? Maybe repurpose this as utility/storage.

I'd lose the doors from kitchen to living room to maximise wall space in and put another wall of units in the kitchen.

Try for built in wardrobes in the bedrooms - see if this can be done at build stage rather than using a separate company later.

Depending on the construction materials (ie how cold it will get) you might want to lose the doors to the sunroom as well so you don't need to accommodate them opening.

As PPs have said, try and get the loft boarded and add some garden storage.

Of course it can work. It is a family house. You would have spare bedroom which could be used as a study and it can have extra storage. The kitchen and diner looks decent sized as does the sitting room. I reckon most families live in a much smaller space.

We are a family of 5 in a much much smaller house. Ds's share a bedroom, we have no storage at all and only One bathroom. We manage. We love our home

That’s roughly the size of my house (I only have 3 bedrooms but two of them are bigger). I have two kids aged 4 and 6. It is fine.

How do you not know that many families of 4 live in much smaller houses?!

Oh come on of course it can work. I say that as someone with a much larger house than we actually need but I've also a firm grip on the reality of the average persons life.
I know someone who has 4 children in a 2 bedroom flat!
My own brother is in a 2 bedroom with 2 children and his wife as they prioritised school catchment to space
