Just want others perspective here. I am a landlord with a property in a different city to where i now live. Very good and friendly relationship with tennant initially which has cooled somewhat as time has passed. On my side due to some CF-ery on the part of my tennant e.g moving in lodgers without permission, often a week late with rent being obstructive (in my opinion) when we need access to property for repairs and inspection and some others that would be outing. I put up with this for the most part as living so far away im not a very hands on landlord and need to rely on outside agencies sometimes for repairs. Herein lies my problem . Boiler is playing up and the large well known company i pay to service and repair it cannot come to look at it til monday . Tennant ..who has arranged this date has complained to me that she will lose a days pay and she is v angry about it
I feel she is pressing me for something but dont know what yet ? Compensation ? Can anyone who lives in rented property let me know what usually happens in these situations. I couldn't go and wait in her house on monday even if she would let me as i am at work myself

I'm a landlord, and it's just life that they have to be there for the appointment to fix something.
I think you make yourself very vulnerable if you sit in the flat without her- she could accuse you of stealing something, even months down the line.
This happened to me once, when my tenant couldn't find a hat! Luckily she subsequently found it, as I obviously had no way of proving my innocence!

I also wouldn't suggest she leaves the keys somewhere for the workmen to let themselves in, unless you have it in writing that she takes complete responsibilty for any unwanted consequences.

I wouldn't offer any compensation in this situation at all.

Instead of using a big national company.....any reason why you can't use a local Gas Safe registered guy who would be more flexible and probably give your tenant a specific time frame? We run a holiday let and occasionally break-downs do happen ....I can't possibly expect people to wait in all day long for Vaillant (8-6:30) to show up so we use a local guy. A realise a tenant and holiday maker are different but actually if she is going to loose a day's pay and you want to be a helpful landlord I'd think about your trades people.

I allow my letting agent to give keys out if I'm not available to wait in or if I need to go out while I'm here. Is that an option??

But she is unreasonable as she arranged the day and time!

Suggest that she arrange a different date if she doesn't like the date they've given her. Perhaps it would be nice to offer a couple of alternative tradesmen if she has a specific day in mind that she does want. But she's being a CF because it's normal to wait in.

Just call her bluff and tell her you'll cancel the appointment on monday and arrange one for when it is convenient for her. If she wants to go without heating and hot water it's up to her!

What would she do if she owned the place? Stupid woman in my opinion. I rented for years and never would have expected the landlord or anyone else to wait in for me if something needed fixing. She's an adult for goodness sake. Don't give her anything

Have you considered a key safe? Would solve the problem of her having to wait in: you put a key inside with a combination lock. They are supposed to be very safe.

I would imagine (I could well be wrong though) that the OP has British Gas homecare and that is why another contractor can't carry out the work. I also know from work in property management that British Gas will not collect keys to gain access to a property

I rent and have always had to wait in for stuff (landlady lives abroad). Was very annoying last weekend after about an 80 hour week when I had to be up at 7am to wait for a delivery of appliance that didn’t turn up. Then had to do the same pre night shift this week for the second attempt!

I did begrudge it a bit because these are routine maintenance and upkeep things and I won’t see much benefit from
it myself (moving out soon), whereas it is the landlady’s asset, but it’s part and parcel of renting really. I have previously rented with letting agents where the agent will wait in though.

In my case, the landlord is present to personally oversee any repairs. But I have the best landlord ever.

She arranged the date then decided its not convenient? She's an idiot...

We rent and for any repairs we get asked when is suitable for us and we give times. Not gonna give times of when isn't suitable, that's just stupid.
