To ask whether new bathroom is a good idea?

In this particular scenario.

Bathroom is not hideous but in poor condition, installed by bodge-it-Bill previous owner. Tiles have fallen off the wall and smashed and fittings aren't done properly. Have already had one leak through to floor below. The rest of the house is freshly decorated and worried it will impact value. May move in next 2-5 years or may not.

Income is likely to drop over next few years due to potentially having children. Bathroom will need to be funded by remortgage, so it's do it now, or leave it. Bit worried it will struggle to sell in future with patches of no tiles on the walls, and they cannot be replaced. I guess if we do it now we can enjoy it for a bit. Also bit worried about remortgaging due to brexit uncertainty, but the existing mortgage is fairly low.

On one level, not especially bothered, but don't want a headache further down the line. Any advice?

Are you handy people? It needn’t cost that much. If the suite itself is in good condition then just replumb, reticle and re paint.

Do it. You see it every day and want it to be a refuge ( esp for a bath without kids when the time comes). Also dealing with leaking and other issues will be a total pain. When you sell you'll need to do it anyway, so why not now so you can get use from your money/ work?

Honestly, if it was just cosmetic I'd leave it but you've already had a leak and the missing tiles could lead to more leaking. You could end up spending the money patching leaks and fixing damage over the next couple of years. I'd do it, plus you'll get to enjoy having it and it may add value / make for a quicker sale.

I've recently done a partial re-fit on mine. I kept bath, basin and loo, as they were ok. Not brilliant, but ok. I did change the shower screen and also the basin taps, and invested in a small heated towel rail.

Cosmetic changes involved re-tiling and plastering over the horrible artex ceiling, and replacing the door by something which was more in keeping with the house.

I also kept costs down by doing all the decorating myself, and I also re-sanded the wooden floor. Very happy with the result overall!
