Do estate agents list when a house has been sold...

I want to put an offer on a house but the company it's on with is closed until Wednesday. I'm extremely worried it's going to somehow disappear from their website over the next 3 days, or has been sold and they just haven't listed it as sold (it's on with 2 estate agents neither of which say it is sold).

Is it likely I can just relax and put the offer in on Wednesday? I hate sitting around waiting and it's the perfect house. I just needed to sort the mortgage out which is done now.

Buying a house is so stressful. I'm going to be devastated if it's sold...

Normally they will mark it as sold subject to contract or under offer and only remove it/list as sold once everything has legally gone through. Usually they are pretty quick to do this, but whether or not they haven’t had an offer or just didn’t update the property listings before Christmas close is something only they can answer.

Personally I would send in an email stating you are wanting to make an offer on property xxx and will be ringing weds morning at open unless someone is in the office to contact you on xxxx beforehand. Then I’d make sure I ring bang on opening - there may be someone looking after the inbox during the close and otherwise emails will get checked before the shop opens weds.

In England once the offer is accepted it usually shows as "under offer" or "sold SSTC".

Once it is actually sold, so after completion, it also takes them a few weeks to remove it from their listings and you have to pester them to get it done.

The market being pretty slow at the moment, estate agents are keen to keep houses under offer or sold to show they are actually doing some business.

We put in an offer and I said to them that if it's accepted I want the house taken off the market straight away. They did just that. Some don't. You're only at the offer stage so try to chill a bit (hard, I know, I was you in September) but if your offer is accepted you don't want to be gazumped (when someone else comes in and offers higher than you and you've probably already paid some of the searches and fees by then so you lose out).

Chances are it might be under offer OP. But they would tell you that if you've been to see it and are on their interested parties list. They will normally contact all on it incase they wish to put a higher offer in.

if you haven't even put the offer yet, you really need to chill out. Even if it's accepted - and I hope for you it will - it's such a long and painful process you are so far from having the keys.
You shouldn't stress at least until you start wasting money - on survey, searches, mortgage agreements and so on.

Most wont change it until SSTC/Sale Agreed until they have accepted an offer but also got both sides conveyancers details and sent out the MOS.

Can you put a formal letter with your contact details and making the offer through the estate agent's door, even though it is closed? That's what I'd do.

Even if it is sold and the website is not updated things go wrong between offers and completion so you so might have a chance.

You could also put a copy of that offer letter through the door of the property saying that you have already put one through the estate agent's door. Don't bypass the agent though, that isn't right.

Depends upon both the estate agents and the vendor , some do accept offers that go through but are slow marking it as under offer / sold stc on the right move / Zoopla etc whereas all be it rare some vendors have agreement with purchasers that the listing is removed completely on acceptance of an offer .

either way if you cannot contact agents before Wednesday then neither can anyone else so it's pointless to worry about something that may not happen or has already happened , get in contact with them first thing Wednesday and go from there , look at it positively that you can really think about what to offer over the next couple of days and can come in with a positive offer
