i need landlord contact details

And the letting agent won’t give them!

Where do I go from here?

We have had numerous issues and asked to speak landlord directly (due to letting agent not fixing things) and always been fobbed off.

I can’t disclose what the reason is this time as it would out me but I have truly reached the end of my tether now with this lettings agent.
I want to talk to the landlord directly.

Have sent an email demanding the details within 21 days.

I know they will try to avoid giving it to me, in fact, I suspect they will try to get rid of me instead..

So, where do I go if I don’t get the details?
Do I approach a solicitor?

And no they don’t hurry themselves to fix anything!
You have to call and call and pester and pester and even then, the work is done to such an embarrassing standard.

I think your best bet is to look for a new house to rent, it's not fair, maintenance should be carried out.
But I think if you bypass the LA and find LL directly your going to find yourself receiving a section 21.
The LL obviously doesn't want to do this work, and all the LA sounds useless I don't think they are totally to blame

Not a maintance issue.
As I said, much as I would love to talk about it I cannot disclose the issue because it is so unbelievable it would out me.

I think you are probably right but I am not sure I care anymore.
They need to be told.

You can have their name and address
If they have a management agent they can refuse to give contact numbers and emails

Who says the LL will even respond or just tell you to speak to the agent.
I would put your energy into finding a new property, in your time rather than if you are rushed if they turn nasty

I think they could yes.

Me and DH have decided to formulate a letter detailing our concerns and speak to the letting agent tomorrow.

No idea how it will go or what the future holds for us with regards to staying in the house

The best advice is to contact Shelter for advice. They are the experts on tenancy issues.

Remember OP, they have to give you 2 months notice on a rolling periodical, and you only have to give them 1 month.

But although revenge evictions were banned, all they have to say is the landlord wants to sell up, or has a family member who needs the property.

Just to clear a few things up so you'don't get caught out with anything-
If you are an AST the LL does not need a reason to evict you. They can serve a s21 notice and do not need to give a reason but the notice must be valid. (can advise on this if it comes to it)

You will only be protected from revenge eviction if you have made a complaint in writing to the agent before a s21 is served- hence why in earlier post I mentioned the complaints procedure.

You can also complain to the council about repairs if you do not have the contact details for the Landlord. (This will also protect you from revenge eviction) There are other things that protect you but do not appear relevant here to go into.

If you do want to leave then the notice to quit that you serve will depend on whether you have a statutory or contractual periodic tenancy so check your agreement carefully. If it's contractual you have to serve the notice specified in the contract which could be more than a month- so don't be caught out with that. Hope you get it sorted.
