From our letting agent...

There was a leak coming from underneath our bath through into the kitchen last year, I emailed our letting agents office immediately and was told someone would be in touch. The leak was literally a couple of drips every now and again when we used the shower so not a massive emergency but still thought I should definitely mention...

4 weeks later, nothing. So I emailed again. They apologized and said they'd chase this with their repairs team.

A couple of months past (I heard nothing again) and I contacted another person at the branch who finally managed to get the contractor to call me.

Contractor came (now about 4 months after first notifying the agent) and said he needed a specific part and would be back in touch.

Again we heard nothing. When I chased the next week I was told that the contractor had been round already and replaced a part. So essentially he'd been in our home (given access by the agents) with absolutely no authority or conversation with us and no one had informed us afterwards either.

The replaced part didn't work and I had to ask them to get someone out again which they finally did in May this year and replaced the bath entirely which solved the problem.

Fast forward to August, the agent says on inspection they can see the vinyl flooring is coming away slightly in the bathroom do I want this looked at or am I okay just monitoring for now. I replied to say I'm okay monitoring if the landlords happy with that.

Fast forward again to this week where this an awful damp smell coming from the kitchen ceiling. It appears the floor boards under the bath have rotten due to the previous leak. I've emailed the agents immediately and asked them to send someone round to look.

They've replied to say that they are concerned that additional damage has now been caused because I said I didn't need them to come round to check the vinyl flooring in the bathroom in August....

I am absolutely livid that the implication is that I haven't done enough to efficiently notify them of works needing doing and that I'm now somehow to blame.

The vinyl floor is nothing to do with rotten floor boards underneath the bath which we had no way of knowing about until the smell started of which I informed them immediately.

AIBU to think this is not my fault?! I am now concerned we are going to annoy our lovely landlords!

They are useless (agents). Constantly get our numbers and email addresses wrong etc... As well.

They’re being sneaky shits and trying to cover their arses.

If I were you, I’d email them with the timeline as you’ve written here and cc your landlord if you can. Point out that you’ve done everything you could, and you said you were okay with the flooring if the landlord was. Remind them about the law regarding entering a property without consent. Stay polite but firm to keep the moral high ground. If your landlords are lovely they’ll hopefully see through the agency’s tactics.

I couldn't believe it when they said the maintenance guy had already been in! They only told me because I chased it up.

Honestly I absolutely despise the freeloading parasitic fuckers. I cannot put into words my hatred towards landlords.
The quicker this government brings these bastards to heel the better.
I hope you get it sorted, actually I hope you win the lottery then you can tell the landlord to go fuck himself!

mrcharlie to be fair my landlord is fairly nice. But he's an older chap who prefers me to to go directly through the agent who are just absolutely rubbish.

To be honest I think they are just trying to cover their own backs bevause they know this was caused by them not getting to the leak quickly enough.

Exactly why I only ever correspond via email with them so I have a log!

?landlord should have insurance the twits who "repaired" this should have checked for leaks which they could claim for - do you have landlords address email? tell him what has happened he might want to have a go at the agent - bet you they have charged the land lord exorbitant amount - twice.

mrcharlie yes you do sound a delight, I'm pleased you are not a tenant of one of my 9 houses. Aren't I a lucky cow having 9 mortgage free houses?

apacketofcrisps no it's not them! I wish I could deal with the landlord privately it would be much easier.

I changed my number earlier in the year and have had to remind them of it about 4 times. They also continue to get my partners email address wrong in every single email despite me telling them about it every time!
