Does landlord have to give 2 months notice when AST ends tomorrow?

Frustrated. My AST ends tomorrow. Estate agents initially said landlord wanted to hike the rent up by 7%. I then made an offer to pay six months upfront at the current rate. Estate agents said landlord liked this idea, but only if I signed the new contract for 2 years.

I said this didn't work for me (as I may be moving countries in about a year's time) and estate agent called me to check I couldn't be persuaded. I explained about potential big move. Estate agent ummed and ahhed and said she'd get back to me.

She hasn't, and I've called a couple of times but she's on leave and they keep saying someone will ring me back - had no response and my AST ends tomorrow.

From what I can see, it automatically becomes a rolling contract legally? Am I right thinking that if they're unhappy with my offer they need to officially give me notice?

OR have I got that arse backwards?

I think you’re correct. You move onto a rolling contract and as a tenant, you would be expected to give one months’ notice. The landlord will need to serve a section 21 notice on you if they need you to vacate the properly, the landlord needs to give you two months’ notice.
