To worry about a structural Survey

We were due to exchange contract at the end of September and then my buyer decided to so a structural Survey, her timing is appalling. I have an old property but is in good condition but I have been told the surveyor will probably produce a huge list of issues "as this is their job". He is coming tomorrow just wondering what to expect.

It is mandatory as part of the sale of a house in Ireland to have this done. Basically the engineer comes and inspects the property to see any structural damage and check things like ventillation and fire safety, damp mould, subsistence etc. It is not about DIY but more the safety of the house and its energy rating

Thanks porridge I have no problem with a survey being done but the fact she decided to arrange it a couple of days before exchanging. Put her buyers in B and B. I have absolutely not worries about structural defects or damp but it is nearly 200 years old so will find stuff I am sure

That seems so late to me as in Ireland, drawing down the mortgage actually depends on it. Hope it goes well for you.

I think you are talking about a full structural survey rather than just a mortgage valuation as it is an old house. Sounds like your buyer has been advised to do this by someone a little late in the day.

A full structural will take 2-4 hours depending on the size of the house. Apart from anything obvious they will probably suggest getting things like electrics tested, possible woodworm checked for and they are bound to find some suggestion of damp.

Have you had any of these things dealt with since you bought and given them details and guarantees/certificates to confrm this?

They might even suggest getting the roof checked overvso if youve had anything like this done already it will help.
