To ask how much you sold your house for?

I'm looking to find out how sold house prices normally compare to estate agents valuations. Hard to find real data so thought I'd look for anecdotal instead! My house has recently been valued at £1.6million (owned for a long time, a lot of land, completely insane I know) but I can't really believe it would sell for such a price. Do estate agents valuations have much credence? What was your house valued at, and what did you sell for in the end? I'm looking at new places to live in a similar price bracket, but don't want to get my hopes up in case the valuation (two actually, from different agents) is totally pie in the sky.

I know they are an unpopular breed but estate agents don’t just throw darts at a board of numbers.
They usually look at other property in th area and use comparibles while factoring schools/transport/development potential

Create an account at mouseprice.com. They list the full address and sold prices and also usually the type of property (eg 3 bed detached, 1 bed flat). Also I think you can usually link to the estate agent's property details and/or see the historic price changes listed. Or maybe that;s another site
Prices are so dependent on location and property type that anecdotal evidence is not going to be much help

The difficulty you will find is that the market is pretty much dead in the water currently for properties worth over a million.

A valuation is all very well, but you may well not get any offers, or it could take a very long time to sell.

Anecdotally, properties local to me, valued by estate agents at 600-750k are taking months to sell, if they sell at all. This is in London, in an area where the market used to be very boyant.

The best source of information will be the estate agents who have valued your property: they will be able to give you particulars of local similar properties they have sold, including how much it was marketed for, and the final sale price.

My house was valued at 50k less than what the estate agent said.

Before we bought our house the owners had it valued at 425k. Couldn’t get any viewings so kept reducing the price until we viewed it at 390k.

Put an offer for in the asking price then our mortgage valuer valued it at 375k

Thanks Nomorechickens, am looking at mouseprice now, unfortunately it doesn't seem to list acreage which is the real factor here! The value is in the land so if another 6 bed house has sold for one figure, but only has a garden, it's hard to compare to another with 100 acres!

Your best bet would be selling go builders so they can have the land. Not many people are looking for 1 million plus houses

If you have a huge amount of acreage it might be worth not using a local agent and using someone like Knight Frank who will have buyers looking less for location but for land.

Why don't you check on land registry, mouseprice etc?

I’m cynical because I’m a lawyer who defends professional surveyors who have negligently overvalued properties 😬 you would be amazed by how wrong they can get it.

If you are concerned you can instruct a second survey from a different survey for and see whether they agree.

todayisnottheday, it's in an area of outstanding natural beauty, very restricted development opportunities, normally has to have an agricultural tie/proven use of land etc, so doesn't seem likely? I'm no expert though.
