Landlord and washing machine repair cost

I live in a rented flatshare with housemates and have a live-out landlord. I’ve posted about my LL before.

Our LL is responsible for the upkeep of all white goods in the flat. We’ve been having problems with our washing machine, which has leaked on different occasions.

Our LL has always sent a maintenance person to repair the machine previously when it leaked, and the LL has also always covered the costs of repairs.

When the washing machine leaked recently, it leaked all over the kitchen floor and made quite a deep puddle.

We asked the LL to send someone to repair the machine, and the engineer who was sent out could not find a fault with the machine. Therefore, the LL has asked us to pay the call-out fee charged by the engineer. Even though the washing machine leaked more than it has ever done, the engineer couldn’t find a fault.

Is it reasonable for the LL to charge us?

In the rental agreements that I have had it is a standard policy to get the tenant to pay for unnecessary callouts.

You argument/'point is that the machine leaked for a reason, it has done so before.

So the answer is both yes and no.

You will have to discuss this with him to make your point.

Would probably be cheaper to just buy a new machine tbh!
