to be a bit apprehensive of putting my house on the market?

I know this is a bit feeble but it's the first time I've sold a house so am feeling a bit out of my depth. Any tips for a first timer?

My house now is a new build so was very straight-forward

Make sure it is clutter free when photographed. You have to think what makes your house desirable if its on a new estate. Is the garden mature and landscaped? Have you added anything that makes it stand out?

Garden is bigger than average for new build; it's turfed and grass is well kept. I've not added any flowers other than a patio rose.

It's a good sized plot with off road parking

We upgraded the kitchen so it has integrated appliances too

A blank canvas for a garden and new integrated appliances will certainly be desirable for some buyers.
If there are any minor cosmetic jobs that need doing I’d do them now (scuffed paint work for example).

Hi OP, you've had lots of good advice from PPs already. I would add try to price the house sensibly if you want a smooth sale (look at rightmove and zoopla for recent prices of similar houses in your area and estimates of current value - though the zoopla estimates can be a bit random!). Someone up our street is currently trying to sell the house they bought 2 years ago for nearly half as much again as they paid for it... has been on the market for months and they have 4 agents' boards outside. zoopla says the house is worth a fair bit less than they paid for it so it's pointless.

Also, negotiate with estate agents for low fees. Depending where you are the market may be a bit slow at the moment and agents may be competing hard for your business and willing to drop their prices.
