AIBU to not accept estate agent's advice

Named changed as outing.

House has been on market since May at 170k . Only 4 viewings. Estate agent advised us to drop price 2 weeks ago to 160k . Since then it has transpired that in our opinion they were marketing the house poorly/incorrectly (not coming up on search engines/ described as a bungalow rather than house) and we complained. They deny it.

In the last week there have been 4 viewings. Today an offer was made for 150k. The estate agent has advised us to take it on the basis of

  • it's a difficult house to sell, hence only four viewings in 4 months
  • winter is coming and it's unlikely to sell over winter
  • brexit

We don't want to go under 160k but they have advised us to accept offer.

AIBU to go against the advise?

So I think they basically can’t get a mortgage if you sell at £159 k. I don’t think if they find the extra 4K in cash that it will help (could be wrong). I guess you either drop price or pull out. I don’t think you can blame EA for this one.

Op, it has not been suggested but get a friend or family to ring up and enquire about viewing/property detail/offers etc about your house. Multiple people if possible. When my friend was selling the estate agent pushed other properties rather than hers (when he returned calls, which was not often). I rang enquiring about her place and he actively discourage me from viewing her wheelchair adapted house and pushed, and suggested three story curved stairs houses instead

We had this but the estate agent sent us proof of the valuation. Can you ask for that?

Given the history, I’d strongly suspect they are bullshitting you and I’d want definitive proof of the valuation. If you’re friendly with your other neighbours it might be worth asking about their valuations, especially the £200k one?

get the proof but sometimes the mortgage company/bank will do their own valuation and wont go above that price

When we accepted their offer the EA said they were cash buyers and wouldn’t be doing any surveys

I'd want proof of the valuation too. Then call the surveyors who did the valuation - taken from their stamp/letter heading on the valuation itself - to verify it.

You can challenge a valuation, look on Rightmove and Zoopla to show similar properties in the area. A lot of conveyancers are national, they may not know as much about the area as you do.

I'd still change agents, it sounds like yours haven't made selling your house a priority.
I think you said that the EA is family? From your posts it reads as though they know too much about your situation and your need to sell.

Who knows what house prices will do? My best guess is that there will be a correction in the market, I'm basing that on the rises experienced in some areas and lack of affordability for younger buyers. But again, who knows?

You can't get a mortgage without doing done sort of survey. I think you have to accept your house is worth 155 if you want to sell now.
