Safely Supplement Income By Air BNB?

Need to earn a little extra. Have a spare room in a good location. I am a lone parent with teenage daughter.

What measures would I take to keep my daughter and myself safe?

I was going to suggest advertising for women only, but you can't do that now.
Maybe you could look at companies that find accommodation for overseas students?
I have a friend who did that for years.

Thanks endof. Air BNB appeals because the room isn’t tied up for long periods but maybe a term time only student might work.

I don't really have any experience of air bnb at all but maybe a lock on the inside of yours and your daughters rooms and maybe a list of 'house rules' they must obide to otherwise asked to leave and money not refunded? Sorry I'm not sure what to suggest! Are there any big companies near by who may have staff living a distance away looking for Mon- Fri accommodation?

a friend has overseas students for a month at a time- they are young and it is loco parentis but after food she make about £100 a week.

I am pretty sure I have seen rooms on AIrbnb advertised as women only, due to being in a house with a single female host or as in your case with a daughter/kids.

This section of their site also suggests it's okay and tells you how to set it up:

"According to our Nondiscrimination Policy, you may make a listing available to only guests of your gender when you share living spaces with them (for example, bathroom, kitchen, or common areas)."

"If you share living spaces with your guests, you can add a custom House Rule in your settings that specifies which gender is allowed to book your listing."

Alternatively, I have seen places with English language students advertising that they want accommodation for teenagers from Italy, Spain, France etc here to learn English short term.

If you are near a University, you could consider Erasmus students who are often only here for 1 term/half year?

mon-thursday professional let is also great. I know lots of people who do this. Their guests are professional people who work away from home and want to be able to leave their stuff etc.

I would get an actual lodge rather than airbnb - less hassle w cleaning and changeovers and you don't need to 'host' and you can get proper references and choose a female.

I use AirBNB, although only for two or three nights at a time and I am very nice Grin

You can also review your guests so perhaps state it's only for so-and-so rated guests?

As long as you earn less than £7500 from renting a room it is tax free beyond this you will have to pay tax. So at £50 per night you could do 150 nights a year.

In the current climate I wouldn't take the risk of the trouble you could get into now that anyone can self id as any gender they choose. You could end up being threatened with court or violence.
Not worth it.

You could advertise for a lodger- you don’t have to accept anyone until you find the right person. Clear house rules are a must. And you wouldn’t be unreasonable to say no overnight guests either. If those are the rule you advertise upfront then that’s what they adhere too.
