I’m selling my house (2bed) in a nice area biggest room is just over 4mx3m. It says this on the brochure full plan and pictures.
Two people have viewed saying they want something bigger. Why do they not look at the plan before so they would know it’s not big enough plus nobody reads about the planning permission factor! And looked shocked when I tell them. Do people just want to nosey at my house as when I was looking I actually read the brochure and decided if it was what I wanted before i viewed. One even kept commenting about how big my fridge freezer was???? Why? I’m not leaving it!

Maybe the EA has foisted the house on them so they had no idea what the house was like before viewing and re the fridge freezer maybe they are thinking about how much space it takes up?

Some people need to see the space to actually understand the size.
Some estate agents are really pushy and make everyone view everything on their books.

Maybe it was one of the first houses that they'd viewed. I'd need to see a few places before I could relate measurements on a paper to how things look in real life.

I worked in EA. Three quarters of people just look at the pictures, the blurb they can't be arsed reading. The ones who read the blurb were the tricky ones, who'd looked at a million houses:because they were looking for 'perfect' or, they had champagne taste, crisp packet wage syndrome.

The last house we sold was a 3bed, single bathroom. We had lived there. It was marketed as a 3bed, single bathroom. The number of comments ‘only has one bathroom’ or ‘only 3 bedrooms’. No fucking shit Sherlock. 🙄😂

The same reason they don't realise that a house is on a main road, has a too big/too small garden. They wouldn't dream of doing a drive past, check the area, check public transport systems. Oh no, they'd rather just waste your time.
Bitter experience.

Good luck with your sale OP. Ask the EA to point out the planning permission before they view.
BTW how big is your fridge? Wink

I have an American fridge freezer nothing major, in fact the smallest we could buy as others wouldn’t fit through a standard door and we don’t have patio doors. So big but not massive. My house is a starter home as they put it semi detached with a massive garden and drive. Everything I’ve looked at at same price margin either has no garden or no parking. Maybe I’m just biased because it’s my home but mine is a pretty good house.

Because I have dyspraxia, really struggle with spatial awareness and I'd need to see it to get a feel for it. I know it's annoying OP, sorry. But that's why I'd need to see your house

I do think that houses look so much bigger in those lovely wide angle photos.

There’s a house in our street for sale and the rooms look massive, but they’re only the same size as ours.

I understand the needing to feel if you like a house. But these people are looking at the lower end of the market/starter/downsizing but seem to expect a mansion. Suppose it just makes you feel a bit sad that no one likes it when I originally thought it was a good house especially for the price.

I know just what you mean about the downsizers expecting a mansion. Our house was small - I think seeing it brought home the reality of what downsizing really means, and it isn't necessarily "the same as we've already got only much cheaper" Grin

I think people look at how big it looks in the pictures rather than the actual measurements because that's what counts really, how big the room "feels" and how well the space is used.

Also, often "it's too small" means we were expecting more for the money and the place is over priced.

Down sizers are tough as basically they’re always wanting same sized reception rooms and garden with less bedroom space. But that would create strange shaped houses. A lot of them also don’t really want to move so they are a tough crowd!

I really struggle to read measurements online and visualise what that would mean in real life, if you see what I mean? Poor spatial awareness I guess.
Also on paper this house was smaller than we wanted (upstairs), but when we viewed it we decided the positives outweighed the negatives (ie small 4th bedroom) and bought it anyway.

We had one viewer who wouldn’t make an offer due to not having a garage.
There was no mention of a garage from the EA, no pictures of a garage, google street view shows no garage, driving past you can see there is no garage so why would they think there was a garage?!??!

This is completely infuriating. I had the same thing with my house. 'Oh I don't like compromising the size of the second bedroom for the upstairs bathroom'. Erm hello? Floorplan? And also 'I can't cope with the parking situation' Also bloody annoying as it was clear as day that it's on street parking here. Thankfully I have now sold my house to someone who is incredibly excited to buy it. However it is £15k under expected value Sad
