Getting a mortgage with a CCJ

Posting here for traffic, sorry...

I have recently come into an inheritance (just under £10k - gobsmacked as wasn't expecting it at all!!) which will finally allow me and DH to get onto the property ladder Grin

Problem being that in 2016 I was issued with a CCJ for a debt I hadn't realised was outstanding (overpaid housing benefit which we contested and thought was sorted but obviously not!) Anyway, I spent 2 years paying off the debt and the CCJ is due to be marked as 'satisfied' imminently but will be on my credit file for another 4ish years!! Sad

What I would like to know is have any of you lovely Mumsnetter's secured a mortgage with a CCJ on your credit file? My credit 'score' is fairly high (438 on Clearscore, 527 on Noddle and 515 on Experian) but the CCJ is a massive red mark against me...

DH also has an utterly shite credit score (200ish) as he missed some payments on a loan/credit card so if we make a joint application we may be turned away on the spot Sad

I have made an appointment with my bank as a starter for 10 but I'm so worried we will be turned away and will have to wait another 4 years to apply for a mortgage (which will allow us to save a shit load more for a deposit)

Hi I can thoroughly recommend a mortgage broker in your situation. We had an excellent one I could pass some details along to you for.

I'm afraid you'll have no chance at all with a high street lender, you are a really high risk prospect statistically speaking and very few lenders will consider you.

I'd suggest saving the money and then looking again in 6 years (this is how long it usually takes for adverse credit to drop off your file)

Your DH's credit score will also be a huge problem, even if you apply in your sole name, your names will be linked and his adverse credit history will also affect you.

Yeah you need a broker. My husband had a CCJ on his file that actually wasn’t his (it was his fathers- same exact name and same previous address) but despite it not being his we still had to go to court and it took almost a year to be taken off.

Anyway, we paid £500 for a mortgage broker who came recommended after everywhere just shook their head and said “come back when you’ve sorted the CCJ mess up” and he was some kind of magician, I swear- got us a mortgage with a week. If you’re in East London/Essex you’re welcome to his details.

I'm in the north-west but I'm going to have a look for a broker. My BFF recently got a mortgage so she should be able to help me

Get a broker. They will find you a mortgage!
