To expect Landlord to hurry up

Name changed as could be outing

So on Thursday my electric hob literally blew up. Immediately emailed letting agent to let them know and so they can deal with it via the landlord.
Heard back from agent on Saturday saying waiting on a decision from the landlord, and so here we are.

Our landlord is notoriously slow, we recently needed the light fittings in the kitchen fixed. We have 6 spot lights, 5 of which weren't working, and yes we tried changing the bulbs. It took 6 weeks to get it fixed with so much toing and froing I could barely keep up.
So now I'm obviously panicking about how long I'm going to be without a job, which really limits the meals I can cook.
We're currently paying £1235 a month for a 2 bedroom house on a council estate so I don't think it's to much to ask to have a fully functional kitchen.

AIBU to expect this to be sorted reasonably quickly as it's more urgent or am I doomed to a life of waiting?

I don't know where you stand legally but I would say it's unreasonable to expect to 've without an oven for 6 weeks. Can you contact 'LL directly or does it have to be through letting agency? I would give him a week tops I think.

If agent contacted you on Saturday saying they had chased LL, then that’s not even one working day yet. I don’t think it’s appropriate to tell them to hurry up quite just yet.

Perhaps give LA a call if you haven’t heard back by Wednesday.

Are your white goods definitely included in your inventory? If not then your LL isn’t obliged to replace them (shit but true).

If he / she are dragging their heels and you really need a job you could always bite the bullet and buy one of these for the short term?

wow thats about £400 more than the price round here in SE.
Complain to council who will write to you LL if they think he is being unreasonable

Prettysureitsnotok · 06/08/2018 16:54

I waited 3 weeks for a new cooker once. Technically speaking it may not even be the ll's responsibility. Be careful in case they try and make you pay for a replacement, and check your contract for references to white goods.

Can't contact Landlord directly as have no contact details for him.
Have double checked the TA and it is his responsibility as we did nothing particularly for it to blow up but it is very old. He's very much a bare minimum LL as in, not even a coat of paint between tenants. He'll never do anything that he doesn't absolutely have to
I wish I could replace it myself. At least that way I'd have a working hob asap but have previously spoken to LA about this and she advised against it as we would be liable for putting the old hob back working or not or sacrificing deposit.
I don't think the amount of time that has past so far is U, more a preemptive panic of having to wait

19Lottie82 thank you for the link. I'll definitely be looking to get one of those if this goes on longer than a week

Not ideal but you can buy those plug in electric hobs from amazon for £12 I'd buy a couple as a stopgap and send the bill on to the letting agent.
