Buy small house in a decent(ish) area or rent a massive one in a worse are?

(Not really)….what would you do? House bursting to the seams nowhere to get away from each other. But it's a decent area near their friends and my work.
Only other option is to rent on a local estate (with crime etc) where I could get massive rooms for low rent.
What would you do please? (Mortgage offer just gone through so last minute panic-years wait for a council house so at least if I buy I have the option to move bigger in say, 5 years, but that's ages off)

could you divide up one of the bedrooms? then you take the small 3rd?

I know someone who shoe horned a dividing wall into a bedroom, the DC had half a window each, and cabin bed with desk, wardrobe and drawers underneath. it meant they all had their own private space.

oh, and definitely buy small house in an ok area, then rent in not so great.

Thanks. The area i would buy in isnt perfect, in the outskirts of an estate but it has no social probs and everyone has bought their council homes.
However it is in the rich area of town, the best postcode so insurance etc cheap and within walking distance of the cultural area of the city.
It isnt naice by mn standards but it is nice and green
